Hanley, Progressive Arrange $3.8 Million Sale of Newly Constructed KFC Property in Perris, California

Perris, Calif. — Hanley Investment Group Real Estate Advisors and Progressive Real Estate Partners have arranged the $3.8 million sale of a newly constructed single-tenant retail property occupied by Kentucky Fried Chicken (KFC) in Perris, California.

The 2,200-square-foot location features the company’s next-generation prototype, which includes digital-forward and contactless pick-up, a drive-thru and indoor and outdoor seating. The property is occupied under a long-term lease guaranteed by RBD California Restaurants, the largest KFC franchisee in Southern California.

Bill Asher and Jeff Lefko of Hanley, alongside Greg Bedell of Progressive, represented the seller, an undisclosed private partnership based in Orange County, in the 1031 exchange transaction. Howard Rosenthal and Guy Excell of Rosenthal & Excell Commercial Real Estate represented the buyer, a local family office based in Riverside County.
