Long Beach, Calif. — LA Fitness has leased 33,987 square feet of space formerly occupied by Best Buy at Marina Pacifica Shopping Center in Long Beach. The gym location is scheduled to open in early 2022. Other tenants at the 296,954-square-foot center include AMC, Ralphs, Nordstrom Rack, Barnes & Noble, Buffalo Wild Wings, Starbucks Coffee and Ulta Beauty. The landlord, NewMark Merrill Cos., was represented in-house and by Beta Agency, while RealSource Group represented LA Fitness in the deal.

Towne Lake Plaza

Woodstock, Ga. — Connolly has acquired Towne Lake Plaza, a 28,000-square-foot shopping center located 30 miles northwest of Atlanta in downtown Woodstock. Murchison Commercial Real Estate Inc. sold the center for $4.1 million. Built in 1990, the center was fully leased at the time of sale to tenants including J. Millers Smokehouse, The Blue Ghost Arcade, Gyro Aegean Grill, Alkaline Dry Bar, Dive Georgia and Wags & Wiggle Pet Boutique. Fredericksburg, Va. — Newmark has brokered the sale of a 25,760-square-foot single-tenant retail property occupied by Bassett Furniture at 1551 Carl D. Silver Parkway in Fredericksburg. Matt Berres, Mat Adler and Samer Khalil of Newmark represented the seller, a private Midwest-based investor. A private buyer from Los Angeles purchased the property for $3.1 million.

Middletown, Ohio — Main Street Community Capital has unveiled plans for Hollywoodland, a 50-acre mixed-use development along the Great Miami River in Middletown. The city, which boasted a population of about 50,000 residents as of the 2020 census, is located 25 miles southwest of Dayton and 30 miles northeast of Cincinnati. Franklin, Tenn. — Holladay Properties has purchased The Factory at Franklin, a former stove-making factory located roughly 21 miles outside Nashville in Franklin, for $56 million. Madison Wenzler of Cushman & Wakefield represented Holladay in the sale, and John Haynes of the Bradley law firm provided legal counsel. The seller was not disclosed. Troy, Mich. — Continental Realty Corp. (CRC) has acquired Oakland Plaza and Oakland Square, two shopping centers totaling nearly 392,000 square feet in Troy. The combined purchase price was $34 million. Together, the properties were 87 percent leased at the time of acquisition. Built on 12.7 acres in 1994, HQ Shopping Center was fully leased at the time of sale to tenants such as Best Buy, Ross Dress for Less, Bed Bath & Beyond and Petco. Chicago — Summit Design + Build has completed construction of 1111 W. Addison in Chicago’s Wrigleyville neighborhood. The four-story, 59,000-square-foot project features retail space on the ground floor and a fitness and bouldering center on the second through fourth floors. The 41,895-square-foot climbing gym is home to Movement Wrigleyville, a climbing, yoga and fitness center. Hirsch/MPG Architecture + Planning was the project architect and Clausen Management Services was the owner’s representative.

Chicago — The Museum of Ice Cream (MOIC) has signed a long-term lease to open a 13,544-square-foot location at The Shops at Tribune Tower in downtown Chicago. MOIC represents the first retail tenant at the newly redeveloped Tribune Tower.
