PB Development Breaks Ground on Phase II of Mixed-Use Development in Suburban Kansas City

Overland Park, Kan. — PB Development has broken ground on Phase II of Bluhawk, a mixed-use development located in the Kansas City suburb of Overland Park. The second phase of the project will include 160,000 square feet of retail, entertainment and dining space situated directly north of the property’s 420,000-square-foot AdventHealth Sports Park.

Phase II of the development will also include gathering spaces to host concerts, farmers markets, community activities and watch parties, and will feature additional landscaping, water features, artwork and intricate architectural details. New tenant announcements are expected in early 2026 with openings set for spring 2027.

The project team for Phase II includes Klover Architects (architecture and planning), JLL (leasing), Haupt Construction (sitework), Titan Construction (building construction), Olsson (engineering), Rouse Frets White Goss Gentile Rhodes (legal) and Commerce Bank (financing).

The development is currently home to tenants including Cosentino’s Market, T.J. Maxx, Ulta Beauty, Barnes & Noble, J. Crew Factory, Panera Bread and Five Guys. A 99-room Holiday Inn Express is set to open in spring 2026.
