Indio and Perris, Calif. — Hanley Investment Group Real Estate Advisors has brokered the sales of two newly constructed properties in California, both leased to 7-Eleven, for a total of $10.2 million. Bill Asher and Jeff Lefko of Hanley represented the sellers, entities doing business as TSC Perris LLC and TSC Indio Golf Center LLC, in both transactions and procured the 1031-exchange buyers. San Jose, Calif. — JLL has arranged the sale of a single-tenant retail building located in San Jose. An undisclosed seller sold the asset to a private capital exchange buyer for $4.4 million. Citibank occupies the 7,986-square-foot property on a triple-net lease with six years of the lease term remaining. Eric Kathrein, Warren McClean and Andrew Spangenberg of JLL Retail Capital Markets represented the seller and procured the buyer in the deal.

Moreno Valley, Calif. — Ledo Capital Group has received $13.4 million for the refinancing of District Moreno Valley, a shopping center in Moreno Valley. Completed in 2022, District Moreno Valley features 52,081 square feet of retail space anchored by Sprouts Farmers Market. Other tenants include KFC, The Joint Chiropractic, WSS and Starbucks Coffee. Matt Stewart, Chris Jaff and Daniel Skerrett of JLL Capital Markets Debt Advisory secured the financing through Manufacturers Banks on behalf of the borrower.

Santa Monica, Calif. — Chipotle Mexican Grill Inc. has announced the launch of a new restaurant concept, which will be opening in a ghost kitchen space in Santa Monica. Dubbed Farmesa, the restaurant will open at Third Street Promenade in partnership with Kitchen United Mix. A soft opening is planned, which will feature an abbreviated menu and limited hours, before the official launch next month. Los Angeles — Newmark has arranged the disposition of Victory Plaza, a 136,580-square-foot, grocery-anchored shopping center in Los Angeles. Gerrity acquired the property for $57.7 million. Pete Bethea, Rob Ippolito and Glenn Rudy of Newmark represented the seller, Kennedy Wilson, in the transaction. The property was 97 percent occupied at the time of sale by tenants including Vallarta Supermarkets, CVS/pharmacy, LA Fitness, Petco, US Renal Care, Citibank, Blaze Pizza and Chipotle Mexican Grill.

Escondido, Calif. — Bridge Group Investments and Steerpoint Capital have acquired North County Mall in Escondido, about 30 miles north of San Diego. Unibail-Rodamco-Westfield (URW) was the seller, according to the Escondido Times-Advocate. The sales price was undisclosed. Situated on almost 83 acres, North County Mall totals nearly 1.3 million square feet. Chula Vista, Calif. — PSRS has secured a $16.3 million non-recourse loan for the refinancing of a 43,471-square-foot retail space at Eastlake Village Center in Chula Vista, roughly 10 miles southeast of downtown San Diego. James Mulvihill and Kevin Mulvihill of PSRS arranged the loan, which a life insurance company provided. PSRS will service the mortgage as part of its $6.6 billion loan serving portfolio.

Long Beach, Calif. — Hanley Investment Group Real Estate Advisors has arranged the sale of El Dorado Shopping Center, a retail property located in Long Beach. A partnership managed and represented by Milan Capital Management acquired the center from DPI Retail for $21.2 million. Grocery Outlet and Dollar Tree anchor the 74,500-square-foot shopping center. Built in 1965 and renovated in 2003, the property was 93 percent occupied at the time of sale. Kevin Fryman and Ed Hanley of Hanley Investment Group represented the seller in the transaction.

Tenants at the center, which was 96.5 percent occupied at the time of sale, include Ross Dress for Less, Office Depot, Petco, FedEx, Lamps Plus and Aldi.
