Jeff Conover and Scott DeYoung at Faris Lee Investments represented the Midwest-based 1031 exchange buyer in the transaction. The property was fully leased to seven tenants at the time of sale.
Fort Lauderdale, Fla. — AvalonBay Communities has acquired CURV, a recently completed mixed-use project located at the corner of Federal Highway and Southeast 17th St. in downtown Fort Lauderdale. Built in 2020, CURV includes 243 apartments atop a 49,071-square-foot Whole Foods Market grocery store. The property includes a 668-space parking garage shared by shoppers and renters. Miami Gardens, Fla. — MMG Equity Partners has received $16.8 million for the refinancing of Miami Gardens Shopping Center, a 117,829-square-foot grocery-anchored shopping center located in Miami Gardens. Chris Drew, Brian Gaswirth and Reid Carleton of JLL Capital Markets secured the financing through Guardian Life Insurance Co. of America on behalf of the borrower. The center was 97 percent occupied at closing by tenants including Presidente Supermarket, Family Dollar, Humana Health, Subway and Amscot.
Vero Beach, Fla. — Mitchell Gold + Bob Williams Home Furnishings Outlet has opened at Vero Beach Outlets, a 340,000-square-foot outlet center located in Vero Beach. The store opened within an 11,000-square-foot space. Sarasota, Fla. — CBRE has arranged the $8.8 million sale of Oaks Plaza, a 38,837-square-foot retail center, and an adjacent parcel ground leased to Walgreens in Sarasota. Mark Shellabarger and Ari Ravi of CBRE represented the seller, a New York City-based private investment company, in the disposition of the property to a Tampa Bay-based private investment group. Located at 3880-3916 Central Sarasota Parkway, Oaks Plaza features two buildings, which were 57 percent leased at the time of sale to six tenants including Skillets, Tropical Smoothie Café and Town Square.
