Spanning 83,000 square feet, the properties include Brookschool Plaza, Sunblest Shoppes and Geist Landing in Fishers, and Geist Corner in McCordsville. Franklin, Ind. — Marcus & Millichap Capital Corp. (MMCC) has arranged $7.6 million in financing for Franklin Commons, an 85,980-square-foot retail center located in Franklin, about 20 miles south of Indianapolis. Garrett Fierstein of MMCC secured the financing with a local bank on behalf of the borrower. The five-year loan features a 6.5 percent interest rate, 25-year amortization period and a 70 percent loan-to-value ratio. Anchored by Kroger, Franklin Commons is also home to Marshalls, Ross Dress for Less, PetSmart and Five Below.
Bloomington, Ind. — Louisville, Kentucky-based Kaden Cos. has acquired Eastland Plaza, a 125,000-square-foot shopping center in Bloomington, for $22.4 million. Situated adjacent from College Mall on 12 acres, Eastland Plaza is anchored by Petco, DSW, Dollar Tree and Rally House. Additional tenants include Jimmy John’s, McAlister’s Deli, Noodles & Company and Domino’s Pizza. The center was 80 percent leased at the time of sale. Katy, Texas — Katy, Texas-based Academy Sports + Outdoors has opened five new locations in the fourth quarter of 2025. The new locations include Russellville, Arkansas; Seguin, Texas; Fort Wayne, Indiana; El Paso, Texas; and New Braunfels, Texas. With the addition of these stores, Academy will have opened 24 new locations by the end of fiscal 2025. Originally founded in 1938 as a family business, Academy now operates more than 300 stores across 21 states.

Logansport, Ind. — Timber Development Corp. has acquired Cass Commons Shopping Center, a 20,000-square-foot retail center located in Logansport, approximately 40 miles northeast of Lafayette, for $2 million. Shadow anchored by Walmart Supercenter, the property is home to a mix of tenants including Maurice’s, Great Clips and Buffalo Wild Wings. Shelbyville, Ind. — North Carolina-based Prudent Growth Partners has acquired Rivergate Shopping Center, a 45,314-square-foot shopping center located in the Indianapolis suburb of Shelbyville for $4.4 million. Farm equipment supplier Rural King shadow anchors the property, which was built in 1985 and renovated in 1995. Rivergate Shopping Center was 93 percent leased to a mix of retail, fitness, financial and medical service-based tenants at the time of sale.
