Muncie, Ind. — Evansville, Indiana-based Regency Properties has acquired Muncie Towne Plaza, a 173,773-square-foot shopping center in Muncie. Developed in 1997 and renovated in 2005, Muncie Towne Plaza was fully leased at the time of sale. Tenants at the property include Kohl’s, T.J. Maxx, Old Navy, Ulta Beauty and Shoe Carnival. The property includes a 1.1-acre undeveloped land site immediately adjacent to Old Navy, which Regency plans to develop into a single- or multi-tenant space. The parcel can accommodate a 50,000-square-foot development. The purchase price and seller were not disclosed.

Smalls Sliders

Atlanta — Atlanta-based cheeseburger concept Smalls Sliders has signed a franchise agreement with operating group Indy Craves to open 15 new units, dubbed “Cans,” in Indiana. This marks the first multi-unit franchise deal in the state for the brand. Potential locations include Lafayette, Indianapolis, Kokomo, Fishers, Noblesville, Carmel, Muncie, Pendleton, Avon, Plainfield, Greenwood, Terre Haute, Bloomington and Columbus. Indiana — Marcus & Millichap has arranged the sale of three retail centers totaling $5.4 million in Indiana. The centers are Northville Plaza, Kendallville Plaza and Michigan Road Shops. Northfield Plaza in Elkhart, located 15 miles east of South Bend, sold for $1.6 million; Kendallville Plaza in Kendallville sold for $905,000; Michigan Road Shops in Indianapolis sold for $2.9 million. Jordan Klink and Mike Banwell of Marcus & Millichap marketed the properties on behalf of the undisclosed seller.

Merrillville, Ind. — Marcus & Millichap has brokered the $4.2 million sale of Crossroads Plaza, a grocery-anchored retail center in Merrillville, roughly 30 miles outside Chicago. LaFayette, Ind. — Cooper Commercial Investment Group has brokered the $10.9 million sale of Market Square Shopping Center, a retail center located in LaFayette, Indiana. An undisclosed buyer purchased the property. Situated on 20 acres, the property totals 132,000 square feet.  Tenants at the property, which was 84 percent leased at the time of sale, include Dollar General, the State of Indiana, Indiana BMW, Arni’s Pizza, First Merchants Bank and Rent-A-Center. Bluffton, Ind. — Marcus & Millichap has brokered the $2.4 million sale of a single-tenant retail property in Bluffton, roughly 25 miles south of Fort Wayne. Built in 2023, the building is occupied by Walgreens, with approximately 4.5 years remaining on the triple-net lease. Jordan Klink and David Klink of Marcus & Millichap represented the seller, Eureka Limited Co., and procured the buyer, Valuecom22 LLC, in the transaction.

Grand Rapids, Mich. — Michigan-based food solutions company SpartanNash has acquired Fresh Encounter Inc. (FEI), a 49-store supermarket chain with locations in Ohio, Indiana and Kentucky. This move expands SpartanNash’s retail footprint by 33 percent and marks the company’s second retail acquisition this year, following its purchase of Metcalfe’s Market in April.
