Fort Worth, Texas — JLL Capital Markets has arranged the sale of Eastchase Market, a 261,730-square-foot shopping center in Fort Worth. Built in 1995, the property was 92 percent occupied at the time of sale to tenants including AMC Theatres, Ross Dress for Less, Spec’s, Big Lots, Harbor Freight Tools and Marshalls. Adam Howells, Barry Brown and Cole Sutter brokered the sale on behalf of the undisclosed seller.

Houston — The Blue Ox Group has brokered the sale of Centre at Oak Park, a four-tenant retail center located in Houston. Tenants at the property include Jimmy Johns and Smart Financial Credit Union. Burdette Huffman of Blue Ox represented the seller in the transaction, and Gigi Wenjie Wang of The Sunet Group represented the buyer.

Irving, Texas — A joint venture between Edens and CBRE Investment Management has purchased MacArthur Park, a 425,612-square-foot retail center in Irving. Target, Kroger, Office Depot, T.J. Maxx, Michaels, Ross Dress for Less and Ulta Beauty are anchor tenants at the center, which was built in 2001.

Dallas — Westwood Financial has acquired Northview Plaza, a 120,000-square-foot retail center located in Dallas. Tenants at the property, which is anchored by Kroger and was 89 percent leased at the time of sale, include Petco and McDonald’s. The transaction was executed directly with the undisclosed seller.

Flix-Brewhouse

Mansfield, Texas — Flix Brewhouse has signed a 15-year lease to open a 40,000-square-foot theater at The Shops at Broad, a retail center located in Mansfield. Scheduled to open this fall, the venue will feature nine auditoriums and offer in-theater dining service. Sam Kartalis of Younger Partners and John Weber of Weber & Co., who manage the property, negotiated the lease on behalf of the landlord, Trez Capital.

Houston — JLL has negotiated the sale of two adjacent shopping centers totaling 93,757 square feet in Houston. Sunridge Shopping Center and Westchase Plaza comprise 49,359 and 44,398 square feet, respectively. Ryan West, John Indelli, Clay Anderson and Ryan Olive of JLL represented the seller, Whitestone REIT, in the transaction. An entity controlled by Bridgewell Property Management acquired both properties.

Houston — Six tenants have signed leases at West on West, a 90,000-square-foot mixed-use development currently underway in Houston. Tsujita Artisan Noodle will open a 2,814-square-foot restaurant at the property, and Paris Baguette will occupy 3,150 square feet. Korean dessert concept SomiSomi and boba chain The Alley have also leased 1,637 and 2,436 square feet, respectively. Additionally, Lady M will open a 2,793-square-foot bakery next spring, and Kaiten-sushi Ginza Onodera will open within a 3,976-square-foot space at the development in spring 2025. Plano, Texas — JCPenney has reopened its 320,000-square-foot corporate office at The Campus at Legacy West (CALWest) in Plano, welcoming back some 2,000 associates in the process.
