Houston, Texas — RealSource Group has arranged the off-market disposition of a 4,842-square-foot retail property occupied by 7-Eleven, Laredo Taco Co. and a fuel station in Houston. The sales price was not disclosed. Austin Blodgett of RealSource, in association with ParaSell Inc., represented the seller, a private developer based in Houston. Chuck Klein with Cushman & Wakefield represented the buyer, a private investor based in Southern California. 7-Eleven opened at the property in June and occupies the building under a 15-year triple-net lease.

Arlington, Texas — RealSource Group has brokered the sale of a 3,010-square-foot single-tenant retail property in Arlington that is triple-net leased to 7-Eleven. Austin Blodgett of RealSource, along with ParaSell Inc., represented the seller, a private developer based in Houston. Jeremy McChesney of Hanley Investment Group represented the buyer, a 1031 exchange investor based in Southern California. The asset traded at a cap rate of 4.7 percent. The 7-Eleven store, which includes a fuel station, opened on June 10 to mark the beginning of a new 15-year lease.

Rosenberg, Texas — SuperNova Furniture will open a 40,000-square-foot store at Brazos Town Center, a 550-acre mixed-use development by local developer NewQuest Properties in Rosenberg, a southwestern suburb of Houston. The lease term is 10 years, and the store, which is located in a space formerly occupied by department store Gordman’s, is set to open this fall. The lease pushes the property’s retail occupancy rate to 98 percent. Joe Silver and Chris Pitts of Streetwise Retail Advisors represented the retailer in the lease negotiations.

Shepard Place

Plano, Texas — Los Angeles-based investment firm BH Properties has purchased Preston Shepard Place, a 361,780-square-foot shopping center in Plano. Originally built in 1995, the property houses tenants such as Marshalls, Burlington and Tuesday Morning. The 31-acre Shepard Preston Place was 55 percent leased at the time of sale. The seller and sales price were not disclosed.

Anchored by Whole Foods Market and AMC Theatres, the 32-acre center was originally built in 1981 and redeveloped in 2014. Other tenants include RA Sushi, Neighborhood Services, Yard House, Hopdoddy Burger Bar, Sidecar Social and Pie Tap. Built in 2018, the property was 98 percent leased at the time of sale to a roster of 16 tenants that includes salons, medical services, a learning center and restaurants.
