Lynchburg, Va. — Cushman & Wakefield | Thalhimer has brokered the $4.6 million sale of Shops at Phillips Circle, a retail strip center located at 19399 Forest Road in Lynchburg. Built in 2018, the center was fully leased at the time of sale to tenants including Starbucks Coffee, East Coast Wings and Nothing Bundt Cakes. The Charles and Margaret Levin Family LP based in Washington, D.C., purchased the property from Riverbend Development. Catharine Spangler, John Pritzlaff and Jenny Stoner of Thalhimer represented the seller in the transaction.

Pittsburgh — Northmarq has brokered the $7.1 million sale of a 13,575-square-foot restaurant building in downtown Pittsburgh. The freestanding building is located within the Southside Works development and is leased to The Cheesecake Factory, which has occupied the property since its original construction in 2004. Asher Wenig of Northmarq represented the buyer and seller — both of which are undisclosed New York-based firms — in the transaction.
Denton, Texas — Weitzman has arranged the sale of a 13,562-square-foot retail strip center in the North Texas city of Denton. The center sits on 1.1 acres at 111 E. University Drive. Tenants include The UPS Store, Taqueria Monterrey and Sangam Indian Restaurant. A local investor sold the property to a California-based limited liability company for an undisclosed price, with both parties requesting anonymity. David Zoller of Weitzman brokered the deal.
Houston — The Shops at Arrive Upper Kirby, a 65,000-square-foot retail center located at 3300 Kirby Drive in Houston, has recently signed leases with two new tenants, bringing the center to 100 percent occupancy. Allen, Texas — Chicken N Pickle, a Kansas City-based concept that combines dining with pickleball and other outdoor games, will open a restaurant and entertainment venue in the northeastern Dallas suburb of Allen. The tenant will open at The Farm, a 135-acre mixed-use development by JaRyCo, in late 2023. Chicken N Pickle also has locations in the Dallas-Fort Worth metros of Grand Prairie and Grapevine, as well as San Antonio, and has committed to a new space in Webster, a southwestern suburb of Houston.
Rockport, Texas — Legend Communities has signed The Gnarly Marlin Waterfront Eatery & Bar to a 5-year lease at Cove Harbor in Rockport. The restaurant will occupy a 4,830-square-foot space. The Gnarly Marlin specializes in seafood and alcoholic beverages.

Chino, Calif. — SRS Real Estate Partners has arranged the sales of two single-tenant retail buildings that are outparcels to Country Fair Shopping Center, a 168,000-square-foot shopping center located in Chino. Separate California-based private investors acquired the assets from a Southern California-based private investor for a total of $6.2 million. Quick-service-restaurants Wienerschnitzel and Carl’s Jr. occupy the two buildings. Built in 1976, the 1,600-square-foot, Wienerschnitzel-occupied building sold for $2.4 million. San Jacinto, Calif. — Faris Lee Investments has arranged the sale two outparcel retail buildings located in San Jacinto. A northern California-based buyer in a 1031 exchange acquired the properties from an undisclosed seller for $10.5 million. Jeff Conover and Scott DeYoung of Faris Lee Investments represented the seller, while Keegan & Coppin represented the buyer in the deal. The 14,883-square-foot property is home to tenants including GameStop, Great Clips, Wing Stop and T-Mobile.
