Tyler, Texas — STRIVE has arranged the sale of Kinsey Crossing, a 24,107-square-foot retail center located in the Northeast Texas city of Tyler. Originally built in 2014, the property was 80 percent leased at the time of sale to tenants including Dunkin’ Donuts, Baskin-Robbins and T-Mobile. Andrew Williams and Will Schubert of STRIVE represented the New Jersey-based seller and sourced the buyer. Additional terms of the sale were not disclosed.

Katy, Texas — Conshohocken, Pennsylvania-based CenterSquare Investment Management has acquired The Shops at Cinco Ranch, a 27,500-square-foot essential service retail (QSR) shopping center in the western Houston suburb of Katy. The property was 96 percent leased to service-oriented tenants at the time of sale. This transaction marks CenterSquare’s fifth acquisition in Houston.
Stratus Obtains $24 Million Refinancing Loan for Mixed-Use Property in College Station, Texas
College Station, Texas — Stratus Properties Inc. has obtained a $24 million loan to refinance Jones Crossing, a mixed-use project located in College Station, roughly two miles from Texas A&M University. The new non-recourse loan matures in April 2028 and has generated approximately $1.2 million in net cash proceeds. A 106,000-square-foot H-E-B grocery store anchors the center, which which also features an additional 47,000 square feet of retail and restaurant space. Tenants at the property include Oishi Sushi, Chick-fil-A, Threads Boutique and Supercuts.
Commerce, Texas — STRIVE has arranged the sale of Commerce Plaza, a 6,270-square-foot retail center in Commerce. The property was fully leased at the time of sale. Will Schubert of STRIVE represented the seller while Hudson Lambert and Harrison Beethe represented the buyer, both local Texas investors, in the transaction. Additional terms of the sale were not disclosed.

Houston — Burlington Coat Factory will open a 20,350-square-foot store at The Shops at Stone Park, a 250,000-square-foot regional power center located in East Houston. The discount clothing retailer will backfill an anchor space that was formerly occupied by Staples, joining a tenant roster that includes Chick-fil-A, Best Buy, Marshalls, Rack Room Shoes and JCPenney. San Antonio — Phenix Salon Suites has acquired six existing salon facilities in San Antonio, which will now be owned and operated as Phenix Salon Suite company locations. The facilities previously operated under the Vista Salon Suites brand and will soon be converted to the Phenix format. Las Vegas-based Phenix Salon Suites began franchising in 2012 and has 400 locations open across 33 states with plans to expand internationally.
