Dallas — CTO Realty Growth Inc. has acquired Plaza at Rockwell, a 446,500-square-foot retail center located in Dallas, for $61.2 million. Situated on 42 acres, the property was 95 percent leased at the time of sale. Best Buy, Ulta Beauty, Dick’s Sporting Goods, JCPenney, Belk, Five Below and HomeGoods anchor the center.

Sugar Land, Texas — Vista Cos. has broken ground on Vista Sugar Land III, an 8,400-square-foot retail project that will be located on the city’s southwestern outskirts. The center is 83 percent pre-leased. United Constructors is the general contractor for the project, which is scheduled for completion in the fourth quarter of this year. Stellar Bank provided construction financing.

Conroe, Cypress and Katy, Texas — Baker Katz has arranged three Pet Supplies Plus leases totaling 19,050 square feet in metro Houston. The pet care brand will occupy 6,000 square feet in in Conroe, Texas, beginning in the fourth quarter of this year. Additionally, Pet Supplies Plus will open a 5,550-square-foot space in Cypress and a 7,500-square-foot space in North Katy in the second quarter of next year. Houston — Locally based brokerage firm Cypressbrook Co. has arranged the sale of Richmond Design Center, a 25,441-square-foot shopping center in Houston. According to LoopNet Inc., the property was built on 1.6 acres in 1958 and renovated in 2003. John Hornbuckle of Cypressbrook Co. and Rick Hazard of Realty Services Group represented the seller, America Equifinance Corp., in the transaction. Joe Foty of The Blue Ox Group represented the buyer, HRD Interests.

Austin, Texas — Foxtrot has announced that it will open a 6,000-square-foot store and café in Austin, marking the largest location for the brand and the second in the city. Scheduled to open June 5 at a property formerly occupied by an auto repair shop and grocer, the space will include a covered indoor-outdoor patio. Foxtrot currently operates 27 locations in Chicago; Washington, D.C.; Dallas and Austin, with plans for a third opening in Austin.

Houston — Three new tenants have signed leases at Rice Village District, a shopping center located in Houston. Boutique Luminary Lifestyle, jewelry brand gorjana and apparel retailer Mizzen+Main are scheduled to open spaces at the property in early 2024. Bluestone Lane, [solidcore], The Rice Box and Navy Blue also recently opened at the center.

Dallas — Crow Holdings, through its investment management business Crow Holdings Capital (CHC), has announced a joint venture with an undisclosed global institutional investor focused on retail investment. Korean Steak House & Bar will lease 4,971 square feet at the development, and Uncle Tetsu and Wushiland Boba will open restaurants comprising 1,050 and 1,405 square feet, respectively. Houston — Hospitality group Noble 33 has announced plans to open two restaurant concepts at The Pavilion at The Allen shopping center in Houston. Toca Madera will occupy 11,103 square feet with a seat count of 393, and Meduza Mediterrania will comprise 9,732 square feet with a 289-seat occupancy. The openings are scheduled for this fall and early next year, respectively. Noble 33’s in-house design firm Monochrome Concept oversees both concepts. Abel Design Group will provide architecture and design services and Construction Concepts will handle construction of the restaurants.
