Spring, Texas — Marcus & Millichap has brokered the sale of a 5,677-square-foot single-tenant retail property located in the northern Houston suburb of Spring. IHOP occupies the building, with 15 years remaining on the lease. John Paine of Marcus & Millichap represented the seller, Greenleaf Property Management, in the transaction. Paine also procured the buyer, a California-based 1031 exchange investor.

McAllen, Texas — Wetzel’s Pretzels has opened a Walmart bakery in McAllen, marking the first in the state of Texas. Walmart bakeries allow customers to enjoy the brand’s pretzels and other menu items in store. Alan Wilson is the owner and operator of the new unit.
Highland Village, Texas — Two new tenants have opened stores at The Shops at Highland Village, a retail center in Highland Village. Fitness Studio Body20 and beauty treatment center OrangeTwist now occupy 2,000 and 2,300 square feet at the center, respectively. Restaurant Drago House will also join the lineup later this year. Lewisville, Texas — MCM Partners has provided equity to a client for the acquisition of a freestanding retail building located in Lewisville. Walgreens occupies the property, which was originally constructed in 2004. Nearby retailers include McDonald’s, Tom Thumb and QuikTrip.
Chesapeake, Va. — Dollar Tree Inc. has acquired designation rights for 170 leases of 99 Cents Only Stores, following the latter’s Chapter 11 bankruptcy filing. 99 Cents Only Stores filed for bankruptcy in April and is disposing of its assets — including inventory, owned real estate and store leases — as part of the process. Brakes Plus occupies both properties, which are located in Killeen and North Richland Hills, on a net-lease basis. Both leases feature a corporate guarantee by Mavis Tire Express Services Corp. Houston — Simon Property Group will renovate Houston’s Galleria Mall, a 2.4 million-square-foot shopping, dining and entertainment destination. The owner-operator will upgrade various interior and exterior entrances to feature sleek entryways, contemporary LED lighting and ceiling enhancements. Plans also include 155,000 square feet of modern new flooring throughout the property. Renovations will begin this summer and are expected to be complete by early 2025. Simon has invested several hundred million dollars in the Galleria Mall over the course of its ownership, with the most recent redevelopment completed in 2017.
Houston — Hospitality group Noble 33 will open a new restaurant at The Pavilion at The Allen in Houston June 4. Toca Madera, a Mexican steakhouse, will span 14,000 square feet, with a 393-seat capacity. The restaurant will feature an outdoor dining patio, two full-service bars, a private member’s club and a private dining room.
Houston — Eco Thrift, a merchandiser of secondhand goods, has signed a 29,250-square-foot lease at Willowbrook Plaza in northwest Houston. AMC Theatres, Bed Bath & Beyond, buybuyBaby and World Market anchor the 392,542-square-foot power center.
