Miami — Terra and Grass River Property, two Miami-based development firms, have completed construction of Grove Central, a transit-oriented, mixed-use development in Miami’s Coconut Grove neighborhood. The property comprises a 23-story apartment tower, 1,250-space public parking garage and 170,000 square feet of retail space leased to tenants including Target and Sprouts Farmers Market.
Grove Central is a public-private partnership between the co-developers and Miami-Dade County, which owns the land. The development is located at the intersection of US Highway 1 and SW 27th Avenue and connects to the adjacent Coconut Grove Metrorail Station. The project interfaces directly with The Underline, a 10-mile linear park that stretches from the Dadeland South Metrorail Station to the Miami River in downtown’s Brickell district, as well as Miami-Dade County’s bus system and the City of Miami’s trolley network.
According to Terra and Grass River Property, Grove Central generated more than 1,600 construction jobs during its development and nearly 500 permanent full-time and part-time positions. The project has also spurred tens of millions of dollars in lease revenue to Miami-Dade County, which can collect property tax revenues for the first time in the site’s history.

Grove Central’s residential tower is now open for occupancy as leasing gets underway and renters officially begin to move into the building. The development’s 402 apartments range from 400-square-foot studios to five-bedroom apartments measuring up to 2,170 square feet in size. Rental rates range from approximately $2,000 to $3,350 per month.
Apartments at Grove Central have contemporary finishes and fixtures, modern Italian kitchen cabinetry, stainless steel appliances, full-size washers and dryers, walk-in closets, en-suite bathrooms, floor-to-ceiling windows and balconies with views of Coconut Grove, Biscayne Bay and the downtown Miami skyline.
Amenities include a resort-style rooftop pool deck, grilling terrace, party room with a karaoke lounge, double-level fitness center with a yoga studio, resident herb garden and a coworking center with private conference facilities. Other amenities include a pub room with billiards table and ice box pantries, coffee bar, arcade and game room, golf simulator and a theater room with tiered seating.
Grove Central’s residents-only entrance leads to a private lobby with a staffed reception desk and 24-hour security. Technology features include smart-lock entry points with mobile app functionality, electric vehicle charging stations and high-speed Wi-Fi. The property also includes a tree-lined public plaza on the exterior.
Grove Central’s retail component is opening in phases, with committed tenants including Club Studio, Total Wine & More and Five Below. Additional retailers expected to open over the next year include Black Sheep Coffee, Mattress Firm, Chipotle Mexican Grill, T-Mobile, Panda Express, Woof Gang Bakery & Grooming and Pacific Dental.

Grove Central’s design team includes Miami-based Touzet Studio, RSP Architects and Walter Meyer of New York’s Local Office Landscape Architecture.
