Baltimore — Local proving ground expansion is increasing demand for retail.
Baltimore — KLNB Retail has been named sales broker for Aberdeen Station, a proposed retail project adjacent to the Aberdeen Proving Ground in Hartford County, Md. The project may be a retail pad park with four to six different freestanding retailers or several in-line retailers, comprising approximately 70,000 square feet of space.
The merchandising mix is expected to include a food store, convenience store and fuel station, a bank and sit-down restaurants. The developer, Frankel Properties, intends to break ground this year in response to the growing need for retail in the surrounding area of the Aberdeen Proving Ground caused by the Base Realignment and Closure Activities.
According to KLNB, Maryland-area bases were “big winners” when it came to deciding which would stay open and which would close. Several million square feet has been developed on and outside the base in Aberdeen, and more is still under construction. The expansion has grown the demand for retail. Upon completion, Aberdeen Station will be the closest retail amenity to Aberdeen Proving Ground, which employs more than 35,000, as well as approximately 15,000 workers in new off-base positions.
