Lutz, Fla. — Newmark has brokered the $49.6 million sale of Cypress Creek Town Center Portfolio, a 240,211-square-foot shopping center located in Lutz. Total Wine, Hobby Lobby, Burlington, HomeGoods, Badcock Furniture and Dollar Tree anchor the portfolio, which comprises four parcels that were fully leased at the time of sale. An undisclosed buyer acquired the properties. Drew Fleming of Newmark arranged the sale on behalf of the seller, Hutton.

Walpole, Mass. — Wilder, in cooperation with an undisclosed partner, has acquired Walpole Mall, a 429,285-square-foot shopping center located in Walpole, roughly 30 miles outside Boston. Atlantic Capital Partners represented both the buyer and seller in the $72 million transaction. Tenants at the property include Kohl’s, Aldi, Barnes & Noble, Old Navy, Panera Bread, Aspen Dental, T-Mobile, PetSmart, X Golf, Five Guys, Wines and More and LA Fitness. Gary Robinson of Wilder will lead leasing efforts at the shopping center.
Asheboro, Morganton and Statesville, N.C. — Legacy has arranged the acquisition of three shopping centers for a total of $15.2 million in North Carolina. Food Lion anchors each of the properties, which were sold by two separate, undisclosed sellers. Together, Oakie Mountain Shopping Center in Asheboro, East Union Plaza in Morganton and Eastgate Commons in Statesville comprise 135,000 square feet. Jacob Baruch of Legacy represented the undisclosed buyer in the transactions.
Indianapolis — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has facilitated the sale of Marwood Plaza in Indianapolis. The Kroger-anchored shopping center totals 107,080 square feet. The property was originally developed in 1972 and completely refurbished in 2021. Kroger occupies 42 percent of the property’s gross leasable area. Bill Rose, Erin Patton, Scott Wiles and Craig Fuller of IPA represented the seller, Citivest Commercial, and procured the buyer, Core Marwood Plaza LLC. Rocklin, Calif. — Circle K has signed a 3,700-square-foot lease at University Square, a 10-acre mixed-use development currently underway in Rocklin. Upon completion, the convenience store and gas station will be situated on a site featuring more than 20,000 square feet of retail space and 5,000 square feet of space for quick-service restaurants. LRE & Cos. is the developer and landlord, and the development is scheduled for completion in late 2025.
Washington, D.C. — PRP has acquired Spring Valley Village, a 95,000-square-foot shopping center in Washington, D.C., for $47.5 million. Originally constructed in 1939 and renovated in 2017, the center comprises six buildings that were 98 percent leased at the time of sale. Tenants at the property include Crate & Barrel, Millie’s Restaurant, Capital One Bank, Starbucks Coffee, Small Door Veterinary, Compass Coffee and Blue Lane.
Milwaukee, Wis. — Legacy Realty Group Advisors has arranged the sale of Packard Plaza, a 125,250-square-foot shopping center in Milwaukee. Tenants at the property include Dollar Tree, Family Dollar, JOANN, AutoZone and The Salvation Army. Jacob Baruch, Ari Warshaw and Jonah Warshaw of Legacy represented both the buyer and seller in the transaction.
Fremont, Calif. — Marcus & Millichap Capital Corp. has secured a $4.6 million loan for the acquisition of a single-tenant retail property located in Fremont. Ron Balys of Marcus & Millichap arranged the 10-year financing on behalf of the undisclosed borrower. Red Lobster occupies the property.
Peachtree Corners, Ga. —North American Properties (NAP) has partnered with Politan Group to open a 10,000-square-foot food hall at The Forum Peachtree Corners, a mixed-use redevelopment in metro Atlanta. Scheduled to open in summer 2024, Politan Row at The Forum marks the second food hall for the partnership, following the opening of Politan Row at Colony Square in Midtown Atlanta two years ago. Bell-Butler is designing the food hall, which will feature space for seven independent food-and-beverage concepts, a bar, private event venue and an outdoor patio fronting the greenspace.
Watertown, Mass. — Seven new tenants have committed to spaces at Arsenal Yards in Watertown, roughly 10 miles outside Boston. Tea One Tea House, Skin Laundry, Restore Hyper Wellness and GNC have recently opened, and Blackbird Doughnuts is scheduled to open this fall. Chip City and Medium Rare have also signed leases at the development, with Chip City scheduled to open later this year.
