Castle Rock, Colo. — Blue West Capital has brokered the sale of a single-tenant building located at 220 S. Wilcox St. in Castle Rock. A California-based 1031 exchange investor acquired the newly constructed asset for $2.8 million. The United States Postal Service occupies the 5,382-square-foot property as a mission-critical financial station that combines retail operations and carrier logistics. Zach Wright and Brandon Gayeski of Blue West Capital represented the seller, a Midwest-based real estate development firm, in the deal.

Target

New Caney, Texas — Target will open a 136,000-square-foot store at Valley Ranch Town Center, a 240-acre mixed-use development located in the northeastern Houston suburb of New Caney. The Minneapolis-based retailer joins a tenant roster that includes Kroger, Burlington, Academy Sports + Outdoors, T.J. Maxx, Hobby Lobby and Cinemark Theatres. Karla Smith of SRS Real Estate Partners represented Target in the lease negotiations. Brody Farris represented the landlord, Signorelli Co., on an internal basis. The space is under construction, and a tentative opening date has not yet been established.

Miami Gardens, Fla. — MMG Equity Partners has received $16.8 million for the refinancing of Miami Gardens Shopping Center, a 117,829-square-foot grocery-anchored shopping center located in Miami Gardens. Chris Drew, Brian Gaswirth and Reid Carleton of JLL Capital Markets secured the financing through Guardian Life Insurance Co. of America on behalf of the borrower. The center was 97 percent occupied at closing by tenants including Presidente Supermarket, Family Dollar, Humana Health, Subway and Amscot.

Katy, Texas — Weitzman has begun leasing Porter Lake Crossing, a 40,130-square-foot shopping center under construction in the western Houston suburb of Katy. Cornerstone Development Group is developing the project, which will consist of three multi-tenant buildings and a 6,000-square-foot pad site. Construction of the first building is expected to be complete next fall.

Washington, D.C. — Wegmans Food Markets is set to open its first store in Northwest Washington, D.C. The new location will open within the $640 million City Ridge project by Roadside Development and North America Sekisui House, which includes commercial, residential and retail space.
