El Segundo, Calif. — Oath Pizza will open a 799-square-foot restaurant within The Works shopping center in El Segundo. Scheduled to open Aug. 5, the location will mark the first in the state for the brand, which was founded in 2015. The El Segundo restaurant is the first of three locations to be developed in California by franchise group Brothers Empire. Brothers, comprised of partners Mandeep Singh, Kulwant Jafal and Garish Talwar, is also considering storefronts in Orange County and Carlsbad.

Cypress, Calif. — Seven new tenants are joining The Square Cypress, a mixed-use retail center located in Cypress, roughly 25 miles outside Los Angeles. Trader Joe’s has opened a store at the center, and BLK Dot Coffee, Board & Brew Specialty Sandwiches, Dr. Footman, El Zarape, The Kebab Shop and YogaSix have also signed leases at the property. The Square Cypress features 31,000 square feet of grocery, retail and restaurant space, with plans for the addition of an apartment community, hotel and medical office building.

San Clemente, Calif. — Wood Investments Cos. has acquired a 25,000-square-foot single-tenant retail property located in San Clemente for $7 million. The 99 Store occupies the property, which is situated within Pico Plaza shopping center. “The 99 Store has been a good tenant and partner of ours in other centers, and this was another opportunity to partner with them again,” says Patrick Wood, chief executive officer and president of Wood Investments.

Corona, Calif. — Progressive Real Estate Partners has brokered the $7.2 million sale of a single-tenant retail property located in Corona. Merit Auto Spa, a full-service car wash center, occupies the building, which is an outparcel to Corona Hills Marketplace. A California-based private investor purchased both the property and business. Victor Buendia of Progressive represented the undisclosed seller in the transaction.

Imperial, Calif. — Hanley Investment Group Real Estate Advisors has brokered the sale of two single-tenant retail properties located in Imperial for a total $5.8 million. Starbucks Coffee Drive-Thru occupies the first building, which comprises 2,089 square feet, on a 10-year lease. A private investor purchased the property for $2.9 million. Carlsbad, Calif. — Three new tenants have signed leases at Carlsbad Arcade in the Village, a retail center comprising 13,000 square feet in Carlsbad, roughly 35 miles north of San Diego. Village Florist Co., Carlsbad Golf Carts and Joey Snow Design Co. will occupy 1,180; 1,250 and 1,060 square feet, respectively. Serena Patterson and Luke Holler of Urban Property Group represented both the tenants and the landlord, Carlsbad One LLC, in the leasing transactions.

Huntington Beach, Calif. — Six new tenants are set to open at Bella Terra, an 852,000-square-foot mixed-use development currently underway in Huntington Beach. The property is being developed by a partnership between DJM and PGIM. San Diego — Fruit juice concept Sip Fresh has entered a three-unit franchise agreement with operator Kevin Tam for locations in metro San Diego. The deal includes the acquisition of an existing store located in the Westfield UTC Mall and plans for two additional locations in the area. Tam’s previous experience includes concepts Wetzel’s Pretzels and Sweetgreen, as well as other quick service restaurant brands and food trucks. Sip Fresh plans to sign 35 new franchise agreements by the end of the year.

Tenants at the property, which totals 80,877 square feet situated on 7.5 acres, include Ross Dress for Less, Starbucks Coffee, Wing Stop and Mountain Mike’s Pizza. Alexander Moore, Sean Cox and Kevin Fryman of Hanley represented the private, California-based seller in the transaction. A California-based private investor acquired the property.
