SRS Brokers $10.6 Million Sale of Two Petsuites-Occupied Stores in Virginia, Georgia

Newport News, Va. and Lawrenceville, Ga. — SRS Real Estate Partners’ National Net Lease Group has brokered the sales of two single-tenant retail properties for a combined $10.6 million. The properties are located in Newport News and Lawrenceville and were both built in 2020. Petsuites signed long-term, 20-year leases at both locations. Britt Raymond and Kyle Fant of SRS represented the seller, a North Carolina-based developer, in both 1031 exchange transactions. Both stores span 14,000 square feet. Valuerock Realty Acquires Three Net Lease Properties for $5.9 Million

Irvine, Calif. — ValueRock Realty has acquired a property leased to CVS/pharmacy in Greenville, South Carolina, and two Chipotle Mexican Grill restaurants in Carrollton, Georgia, and Syracuse, New York for $5.9 million. The CVS/pharmacy property in Greenville was acquired for $2.06 million from an undisclosed New York-based individual. The tenant has 10 years remaining on its absolute, triple-net ground lease. Atlanta, Ga. — A joint venture between Branch Properties and Carter is set to break ground on an 87,000-square-foot grocery-anchored shopping center in the Atlanta neighborhood of Summerhill. The center will be anchored by a 50,000-square-foot Publix Supermarket and will feature a two-level parking deck. Leasing at the development, which is scheduled for completion in fall 2022, is currently underway with roughly 37,000 square feet of space available for a variety of retail or service tenants. Built in 1986, the center is currently 91 percent occupied by tenants including Kroger, Pet Supplies Plus and Cosmo Prof. Kyle Stonis and Pierce Mayson of SRS represented the seller, Collett Capital, in the disposition of the property to Bandera Ventures. Jim Hamilton, Brad Buchanan and Taylor Callaway of JLL represented the seller, a partnership between SITE Centers Corp. and Madison International Realty. A private buyer based in Ontario, California, acquired the asset in a 1031 exchange and was represented by Hanley Investment Group’s Ed Hanley and Kevin Fryman, along with ParaSell Inc.
