Prairie Hill Holdings acquired the center from Epic Real Estate Partners and Centerbridge. Developed in 2008, the property was 96 percent leased at the time of sale. Publix anchors the property, with a 10-year lease on the store. Taylor represented the seller, an Atlanta-based developer, in the transaction and procured the 1031 exchange buyer.

The Houston-based developer acquired the 140,892-square-foot property eight months ago in an off-market transaction. The 27-year-old center is 35 percent leased. NewQuest Asia-Pacific Retail specializes in development opportunities in markets with Asian-dense populations. Built in 1998, the property was 97 percent leased at the time of financing. ACME Markets anchors the center. Jim Cadranell and Michael Mataras of JLL arranged the 10-year, fixed-rate loan through Provident Bank on behalf of the borrower, an affiliate of Walters Group.
