The freestanding store is leased to The Fresh Market. An entity known as 101 North A ST LLC acquired the property for $6.9 million. Mark Williford, Will Bradley, Peter Vick and Harrison Hall of Colliers represented the seller, an entity doing business as 1200 Huguenot Road LLC.

Saginaw, Mich. — Mid-America Real Estate Corp. has arranged the sale of Valley Center, a 409,000-square-foot shopping center in the Central Michigan community of Saginaw. The property was 88 percent leased at the time of sale to tenants including T.J. Maxx, HomeGoods, Dick’s Sporting Goods, Burlington, Michaels, PetSmart, Barnes & Noble, DSW, Old Navy, Ulta Beauty, Five Below and Dollar Tree. Ben Wineman and Daniel Stern of Mid-America represented the seller, an institutional investor. A private family office was the buyer.
Virginia Beach, Va. — JFS Real Estate LLC has purchased Indian River Shopping Center, a 128,017-square-foot retail center in Virginia Beach, for $6 million. The property was fully occupied at the time of sale by tenants including Burlington, Food Lion, It’s Fashion and One Price Cleaners. Mike Zarpas of S.L. Nusbaum Realty Co. represented the seller, Earle W. Kazis Associates Inc., and Janet Whitbeck of Cushman Wakefield | Thalhimer represented the buyer in this transaction. Zarpas will also represent the new owner in repositioning the property.
Wisconsin Dells, Wis. — Quantum Real Estate Advisors Inc. has brokered the $4.4 million sale of an 11,982-square-foot retail strip center in the Wisconsin Dells, a city in central Wisconsin. Starbucks Coffee and Applebee’s anchor the property, which is located at 320 State Highway 13. Zack Hilgendorf of Quantum represented the seller, a Midwest-based investor. A California-based buyer purchased the property.
Baton Rouge, La. — JLL Capital Markets has arranged the sale of Siegen Plaza, a 156,441-square-foot regional power center in Baton Rouge. Ryan Shore, Chris Gerard, Andrew Levy, Erin Lazarus and Jack Copher of JLL represented the seller, TriGate Capital LLC. Fidelis acquired the property. Siegen Plaza was 94 percent leased at the time of sale to tenants such as HomeGoods, Ross Dress for Less, Target, Petco, Five Below, Carter’s, Gamestop, Whataburger, IHOP, Olive Garden, Chick-fil-A, Jason’s Deli and GNC.
Los Gatos, Calif. — The Levin Johnston commercial real estate advisory group of Marcus & Millichap and Taycon Real Estate have arranged the $36 million sale of El Gato Village Shopping Center, a retail property situated on 3.4 acres in Los Gatos, about 10 miles from San Jose. Built in 2009 at 13455 County Line Road, the property was 93 percent leased at the time of sale. The center includes seven available outparcels totaling 10.5 acres. Dennis Carson and Casey Rosen of CBRE represented the seller, a joint venture including Stiles Corp. Phillips Edison & Co. acquired the property.
Land O’ Lakes, Fla. — SRS Real Estate Partners’ National Net Lease Group has brokered the $2.3 million sale of a newly developed, single-tenant retail property in Land O’ Lakes, about 19 miles from Tampa. William Wamble and Patrick Nutt of SRS represented the seller, an entity doing business as RS Roach LLC. The buyer was a private investor based in Wyoming. Built in 2022 and situated on 1.1 acres, the 2,500-square-foot ground-lease property has a 15-year tenant lease in place with Wendy’s.
