Monroe, La. — Kohan Retail Investment Group has acquired Pecanland Mall, a 964,123-square-foot regional shopping center located in Monroe. Originally opened in 1985, the mall features more than 100 specialty shops, along with a food court. Tenants include Belk, Dillard’s, Dick’s Sporting Goods, JCPenney, American Eagle, Aerie, Bath & Body Works, The Children’s Place, Old Navy and Victoria’s Secret. Newmark brokered the transaction.
New Orleans — Metairie, Louisiana-based SRSA Real Estate has negotiated the $7.2 million sale of a ground-floor retail condominium at 1200 Poydras St. in New Orleans near the Caesars Superdome, home of the NFL’s New Orleans Saints. Chick-fil-A and Hurts Donut anchor the 17,270-square-foot space, with a third tenant, Juicy Seafood, expected to open soon. Steve Reisig and Christopher Robertson Jr. of SRSA Real Estate represented the seller, an entity doing business as Poydras Properties II LLC, in the transaction.
Alexandria, La. — Marcus & Millichap has brokered the $4.2 million sale of a 43,084-square-foot shopping center located at 6501 Coliseum Blvd. in the Central Louisiana city of Alexandria. Built in 1994, the center is fully leased to 13 tenants including CHRISTUS Health and Louisiana HomeCare. The property is shadow-anchored by a Walmart Supercenter, which has operated on the site since 2008. Zach Taylor and Eric Abbott of Marcus & Millichap represented the seller, a Florida-based private partnership, in the transaction. Steve Greer was Marcus & Millichap’s broker of record in Louisiana.
Abbeville, La. — The Dowd Cos. has brokered the $4.1 million sale of Lauren Parc Shopping Center, a 34,125-square-foot retail center located in Abbeville, approximately 21 miles southwest of Lafayette. Originally built in 2014, the center was 95 percent leased at the time of sale to nine tenants including Dollar Tree, AT&T and Anytime Fitness. The transaction also includes an additional outparcel. John Dowd and Theresa Johnson of The Dowd Cos. represented the buyer, an out-of-state investor, and the seller, in the transaction.
Plaquemine, La. — Legacy Realty Group Advisors has negotiated the sale of Belleview Shopping Center, an 84,146-square-foot shopping center located in Plaquemine, roughly 14 miles south of Baton Rouge. Rouses Supermarkets anchors the property. Additional tenants include Dollar General, CitiTrends, Hibbett Sports and AT&T. Belleview Shopping Center was built in 1992 on 7.5 acres. Shreveport, La. — SRS Real Estate Partners has brokered the $10.4 million sale of a single-tenant retail property in Shreveport. Academy Sports + Outdoors occupies the 72,525-square-foot building on an absolute triple-net, corporate guaranteed lease with 13 years remaining. Built in 2018, the property is situated on roughly 7.7 acres. Michael Berk, Patrick Nutt and Chip Watson of SRS Capital Markets represented the seller, a private investor, in the transaction. The buyer was a publicly traded REIT.
Lake Charles, La. — Disney Investment Group (DIG) has sold Southgate, a 157,818-square-foot shopping center located in Lake Charles. The center has been anchored by a 37,442-square-foot Market Basket grocery store for nearly 40 years. Additional tenants at the property, which was 90.8 percent leased at the time of sale, include Dollar Tree, Office Depot, Books-A-Million and Oak Street Health. David Disney and Adam Crockett of DIG represented the seller and procured the buyer in the transaction.

The purchase price was $81 million, according to the Baton Rouge Advocate. Whole Foods Market anchors the property, which was 93 percent leased at the time of sale. Other tenants include Barnes & Noble, Nike, Gap and Ulta Beauty.
