Denver and Littleton, Colo. — Sidford Capital has acquired two shopping centers totaling 111,142 square feet in Colorado for $11.2 million. A Southern California-based private investor sold the portfolio, which includes Athmar Park Shopping Center, a 58,204-square-foot neighborhood retail center in Denver, and SouthPark Shopping Center, a 52,938-square-foot property located in Littleton. Family Dollar anchors Athmar Park, which was 77.5 percent occupied at the time of sale. SouthPark was 84.5 percent occupied at the time of sale. Greeley, Colo. — Marcus & Millichap has brokered the $2.2 million sale of a 15-year, absolute triple-net ground lease for an Ent Credit Union-occupied property in Greeley, southeast of Fort Collins. A developer sold the property to an undisclosed buyer. Drew Isaac and Ian Hicks of Marcus & Millichap’s Denver office represented the seller in the deal. The Ent Credit Union is situated within a mixed-use development that also features a Starbucks Coffee and QuikTrip, as well as residential space.

The portfolio comprises four properties located in Colorado, New Jersey, Arizona and Ohio. Located in Aurora, Colorado, Cornerstar totals 380,479 square feet and is anchored by Target, Marshalls, HomeGoods, 24 Hour Fitness, Nike and Ulta Beauty. InfiniTea, We Knead Donut and EmNet Organics will occupy 869; 1,120; and 3,857 square feet, respectively, at Quincy Place Shopping Center in Aurora. Aurora, Colo. — Essex Financial Group has arranged $13 million in financing for the acquisition of Summer Valley Shopping Center in Aurora. Blaire Butler and Matt Perigard of Essex’s Capital Markets team secured the 10-year, fixed-rate loan on behalf of the undisclosed buyer. Summer Valley Shopping Center was 99 percent leased to 18 retailers at the time of financing. Tenants at the property include VASA Fitness and Dollar Tree.

Durango, Colo. — Armstrong Capital Development has purchased Durango Town Center, a shopping center located in Durango. A local private investor sold the asset for $14.5 million. Durango Town Center was 98 percent leased to 20 tenants at the time of sale. Ryan Bowlby and Drew Isaac of Marcus & Millichap’s Denver office represented the seller in the transaction, and Bowlby procured the buyer.

Littleton, Colo. — Hawkeye INVSCO has sold a three-property retail portfolio in Littleton to an undisclosed investor for $15.1 million. Totaling 101,103 square feet, the portfolio includes Marketplace at Ken Caryl, Columbine Plaza and Marina Pointe Shopping Center. Marketplace at Ken Caryl comprises 47,606 square feet and was originally built in 1981. Columbine Plaza offers 33,947 square feet of multi-tenant space, and Marina Pointe Shopping Center features 19,550 square feet situated on 1.8 acres. Jon Hendrickson, Aaron Johnson and Mitch Veremeychik of Cushman & Wakefield represented the seller in the transaction.

Kaysville, Utah — Utah-based indoor pickleball brand The Picklr will open 80 new venues across eleven states, including Arizona, Colorado, Florida, Georgia, Illinois, Minnesota, Nevada, Tennessee, Texas, Utah and Wyoming. Kansas City, Mo. — Kansas City-based Chicken N Pickle has announced plans to open seven new locations by the first quarter of 2025. Plans include locations in St. Charles, Missouri; Allen, Texas; Fishers, Indiana; Henderson, Nevada; Webster, Texas; Thornton, Colorado; and Parker, Colorado. Chicken N Pickle outposts typically comprise 32,000 square feet and feature a restaurant, sports bar, pickleball courts and yard games. The new openings will nearly double the brand’s footprint, which currently includes eight locations.
