Branford, Conn. — HB Nitkin Group has sold Lockworks Square, a four-building retail center located in Branford, for $7.3 million. Tenants at the property, which totals 35,600 square feet, include SaltBrick Prime, Lockworks Tavern, Cheri’s Bakery, Digestive Disease Associates, Physical Therapy and Sports Medicine Centers and Branford Tech Team. Will Braun of O,R&L Commercial represented the seller in the transaction and procured the buyer, an entity doing business as 155 New Road Madison LLC. Braun managed leasing at the center on behalf of HB Nitkin Group prior to the sale.

Fairfield, Conn. — Cronheim Mortgage has arranged a $5.5 million loan for the refinancing of Fairfield Shopping Center, a 72,000-square-foot retail center located in Fairfield. Developed in 1955, the property was leased to tenants including Restoration Hardware Outlet, T-Mobile, The UPS Store, Village Bagels and HobbyTown USA at the time of financing. Andrew Stewart, Dev Morris and Allison Villamagna secured the loan through a portfolio lender on behalf of the borrower, Albert D. Phelps Inc.

Alpharetta, Ga. — Metro Atlanta-based Honey Baked Ham Co. has signed a four-unit franchise deal in the Northeast. Locations will include Worcester, Massachusetts, as well as elsewhere in the state and an additional location in Rhode Island. Tom McGwire, great-grandson of the brand’s founder, will own and operate the units, along with his father Tad McGwire and brothers Charlie and Brett McGwire. This will bring Tom McGwire’s Honey Baked Ham portfolio to eight stores, following a previous deal to develop four stores across Connecticut, Rhode Island and Massachusetts.

Quincy, Mass. — Stop & Shop, a grocery store chain based in the Boston suburb of Quincy, has announced plans to close 32 locations by the end of this year.  Situated throughout the Northeast, the stores — described in a press release as “underperforming” — are located in Connecticut, Massachusetts, New Jersey, New York and Rhode Island. Meriden, Conn. — Bob’s Stores is closing all locations and liquidating its inventory as part of the Chapter 11 bankruptcy restructuring petition filed on June 18. The Meriden-based clothing retailer, which is a subsidiary of GoDigital Media Group, was unable to secure the financing needed to maintain operations. Bob’s began going-out-of-business sales in stores on June 28 with discounts of 30 to 70 percent off merchandise. Lovesac, Golf Lounge 18 and Fresh & Co. will occupy 28,000; 9,000; and 3,000 square feet, respectively. Dev Morris, Andrew Stewart and Allison Villamagna secured the five-year loan on behalf of the borrower, an affiliate of David Adam Realty. Built in 1994, the property comprises two single-story buildings that were fully leased at the time of financing. Tenants at the center include Ulta Beauty, Athleta, LensCrafters, GAP Factory, New Balance, Starbucks Coffee, Verizon and The Orvis Co.

Westport, Conn. — Regency Centers has purchased Compo Shopping Center in Westport for $45 million. CVS/pharmacy anchors the center, which comprises two retail buildings. Dubbed Compo I and Compo II, the property’s buildings were 92 percent occupied at the time of sale. Totaling 76,368 square feet, the center will be joined with Regency’s adjacent retail center, Compo Acres. Together, the properties will form Compo Acres Shopping Center, which will total 120,000 square feet. Joanna R. Manfro of Matthews Real Estate Investment Services represented the undisclosed seller in the transaction.

Rocky Hill, Conn. — Marcus & Millichap Capital Corp. (MMCC) has arranged a $9.5 million loan for the refinancing of a retail center located in Rocky Hill, located just south of Hartford. Tenants at the property include a supermarket and a bank. Gerald Kray of MMCC arranged the loan, which was structured with a five-year term, 7.1 percent interest rate and 65 percent loan-to-value ratio.
