Tampa, Fla. — CBRE has brokered the sale of Palms Connection, a 29,600-square-foot retail center in Tampa for $8.5 million. The sale included an undeveloped 0.6 acre outparcel. Mark Shellabarger and Ari Ravi of CBRE in Tampa were brokers on behalf of the buyer, Tampa Venture Alliance LLC, and the seller, Stanley Properties LLC. Located at 2802-2836 East Bearss Ave., Palms Connection is 92 percent leased to 14 tenants including Jimmy John’s, PJ Dolan’s Irish Pub, Bearrs Kitchen & Bar, Wood Fired Pizzeria, Balance Salon and Art of Smoke.

Miami — SRS Real Estate Partners’ National Net Lease Group has brokered the $20 million sale of a single-tenant retail property in Miami. Joseph Simon of SRS represented the seller, Crescent Heights. The buyer was a Texas-based undisclosed private investor who was in a 1031 exchange. The retail property is fully occupied by Staples, which has 1.5 years remaining on its lease. Orlando and Kissimmee, Fla.— Marcus & Millichap has arranged the sale of two retail properties, Edgewood Isle Plaza in Orlando and Sunrise Plaza in Kissimmee. The total sales price for both properties was $12.6 million. Edgewood Isle Plaza is a 78,647-square-foot retail property. Salim Valiani of Marcus & Millichap represented the buyer, Orlando-based Fourth Atlantic Property Investments. The seller was an entity known as DCP Edgewood Isle LLLP. An entity known as Lakeside Town Shops LLC, which is managed by Columbia, South Carolina-based Edens, was the seller. Dennis Carson of CBRE represented the seller and the buyer in the transaction. Lakeside Town Shops features three buildings on 10.3 acres. The property was 98 percent leased at the time of sale to 25 tenants, including Dollar Tree, Ross Dress for Less, Target SuperCenter and Chick-fil-A.
