(NYSE: VICI), MGM Growth Properties LLC (NYSE: MGP) and MGM Resorts International (NYSE: MGM) have entered into a definitive agreement under which VICI will acquire MGP for a total consideration of $17.2 billion, including the assumption of approximately $5.7 billion of debt. Las Vegas — Agora Realty has acquired Bonanza Eastern Plaza, a 71,008-square-foot retail center located at 550-580 N. Eastern Ave. in Las Vegas. Mariana’s Supermarket anchors the center, which is fully occupied by tenants including dd’s Discounts, Jack in the Box, Sushiro and Boca Dental. Jeff Berg and Mica Berg of Logic represented Agora Realty in the acquisition of the property for $16.1 million. The seller was undisclosed. Renovations are planned under the new ownership, which will include a façade renovation and remodeled parking lot.

Nashville, Tenn. and Reno, Nev. — Ron Reese of NorthMarq has secured financing for two retail properties in Tennessee and Nevada through Genworth Financial. The first property, Nashville West Outparcels, consists of seven parcels with 14 buildings totaling 77,275 square feet. The property was refinanced for $21.5 million. Nashville West Outparcels is 93 percent leased to tenants including McDonalds, Firestone, Starbucks Coffee, Chipotle Mexican Grill, Outback Steakhouse and GameStop. Las Vegas — An affiliate of Black Lion Investment Group has completed the disposition of Cheyenne Plaza, located at the intersection of Cheyenne Avenue and Jones Boulevard in Las Vegas. The $6.5 million sale of the remaining 18,615 square feet of retail space was the culmination of Black Lion’s renovation and full lease-up of the property. The name of the buyer was not released. Current tenants include Cricket Wireless, Dotty’s sports bar, Aria Nails, La Michoacana Plus ice cream, 7 Plus Agua and Toro Taxes.

Huntridge Theater

Las Vegas — Dapper Cos. has purchased the historic Huntridge Theater in Las Vegas for $4 million. The company plans to renovate the theater, which is on the National Register of Historic Places. The theater originally opened in 1944 and shuttered after nearly 60 years of operation on July 31, 2004. The property was originally operated by the Commonwealth Theater Company of Las Vegas and in 1951, was taken over by the Huntridge Theater Company of Las Vegas, partially owned by actresses Loretta Young and Irene Dunne.

Reno, Nev. — Parkview Financial has provided a $100 million loan to Reno City Center, an affiliate of Las Vegas-based CAI Investments. The funds will be used for the renovation and redevelopment of Harrah’s Reno Hotel and Casino into Reno City Center, a mixed-use project. Gryphon Private Wealth Management’s opportunity zone fund provided the equity. Located at 219 N. Las Vegas — Gindi Capital has completed the Phase IV expansion of Showcase Mall, a 481,400-square-foot retail and entertainment destination in Las Vegas. Located at 3767 S. Las Vegas Blvd., the 155,000-square-foot phase includes the addition of a 50,000-square-foot Burlington and a 20,000-square-foot Target. Gindi Capital plans to add a rooftop bar and restaurant 75 feet above street level, offering views of the Las Vegas Strip. Nadel Architecture + Planning designed the expansion.

Schererville, Ind. and Sparks, Nev. — Walton Street Capital has sold Town Square, a 138,571-square-foot retail center in Schererville; and Silver State Plaza Shopping Center, a 155,471-square-foot property in Sparks. Albanese Cormier acquired both centers in separate transactions. The sales prices were not disclosed. Town Square was delivered in 2001 and was leased to tenants including Bed Bath & Beyond, Old Navy, Shoe Carnival and T.J. Maxx at the time of sale.
