Merrimack, N.H. — Horvath & Tremblay has negotiated the $16.9 million sale of an 80,795-square-foot retail property in Merrimack, located near the Massachusetts-New Hampshire border. The three-building property was built on 14 acres in 2018. Altitudes, a trampoline and adventure park, anchors the center, and other tenants include Planet Fitness, Dollar General, Triangle Credit Union and Beer & Wine Nation. Bob Horvath and Todd Tremblay represented the seller and procured the buyer, both of which requested anonymity, in the transaction.

Portsmouth, N.H. — Atlantic Capital Partners has brokered the sale of Durgin Square, a 133,924-square-foot retail center in Portsmouth, located in southern New Hampshire. Originally built in 1995, Durgin Square is anchored by a 41,980-square-foot Whole Foods Market and was 96 percent leased at the time of sale. Other tenants include T.J. Maxx and HomeGoods. Justin Smith, Scott Black, Sam Koonce, Molly Lynch and Ben Starr of Atlantic Capital Partners represented the undisclosed seller and buyer in the off-market deal.
Salem, N.H. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has negotiated the sale of Village Shoppes at Salem, a 170,398-square-foot retail property located in southern New Hampshire. The property was built on 20 acres in 1999 and houses tenants such as Best Buy, Michaels, PetSmart, DSW, Cost Plus and Five Below. Jim Koury of IPA represented the undisclosed seller and procured the buyer, Academy Hill Realty, in the transaction.
Newington, N.H. — Torrington Properties has acquired Newington Park Shopping Center, a 102,000-square-foot property located in the southern coastal part of New Hampshire, for $13.3 million. The seller, Urstadt Biddle Properties Inc., had owned the 15-acre center since 1979. Torrington Properties purchased the asset in partnership with regional development and investment firm The Mount Vernon Co.
Hooksett, N.H. — Horvath & Tremblay, an investment sales brokerage firm serving New England, has negotiated the $14.9 million sale of a two-unit retail condo in Hooksett, located just outside Manchester in Merrimack County. The property consists of a 153,430-square-foot building that was built on 25.2 acres in 2007 and is now occupied by Walmart and a 139,790-square-foot building that was constructed on 17 acres in 2008. Franklin, N.H. — JLL has negotiated the $11.5 million sale of a 51,230-square-foot retail building leased to Hannaford Supermarket in Franklin, located north of Manchester. The grocer has occupied the 11.5-acre property, which has the capacity to support 13,000 square feet of new development, for 30 years and recently extended its lease. Nat Heald and Chris Angelone of JLL represented the undisclosed seller in the transaction. The buyer was also not disclosed.
Home Furnishings Store Arhaus to Lease 15,000 Square Feet at Tuscan Village in Metro Boston
Salem, N.H. — Home furnishings store Arhaus will occupy 15,000 square feet at Tuscan Village in Salem beginning spring 2021. Arhaus was founded in 1986 and operates 70 locations nationwide. The Ohio-based retailer specializes in hand-crafted furniture. Tuscan Village is a 170-acre, mixed-use development situated 30 miles north of downtown Boston. The property will span 2.8 million square feet and feature 800,000 square feet of retail space. Seabrook, N.H. — BJ’s Wholesale Club will open a 90,000-square-foot store in Seabrook, approximately 50 miles north of Boston. The newly constructed building will be located on a 20-acre site on the crossroads of Interstate 95 and State Routes 107 and 1. The store will anchor several nearby parcels planned for future commercial development. Slated for delivery in 2021, the new store will be BJ’s seventh in the state. Waterstone Properties owns the development site.
Portsmouth, N.H. — Whole Foods Market will open a 42,000-square-foot grocery store in Portsmouth, located approximately 45 miles east of Concord. The store will be the Austin-based grocer’s third in the state and will anchor Durgin Square Shopping Center, a 135,000-square-foot retail property that also houses HomeGoods and T.J. Maxx. The store is slated to open this fall. Scott Black of Dartmouth Co. represented Whole Foods in the lease negotiations. Ben Starr of Atlantic Retail represented the landlord, Black Creek Group.
JLL Negotiates Sale of 148,102-Square-Foot Shopping Center in Milford, New Hampshire
Milford, N.H. — JLL has negotiated the sale of Lordens Plaza, a 148,102-square-foot shopping center in Milford, which is located near Nashua just inside New Hampshire’s southern border. Shaw’s Supermarket anchors the property, which is located at the intersection of State Routes 101 and 101A. Other tenants include Rite Aid and Fresenius Medical Care. Nat Heald and Chris Angelone led the JLL team on behalf of the seller, LNR. Seattle-based Bridge33 Capital was the buyer.
