Livingston, N.J. — Azarian Realty Co. has signed two new tenants to leases at Livingston Town Center, a 65,000-square-foot shopping center in the Northern New Jersey city of Livingston. Spa concept Bleu Mirage Aesthetics has leased 1,886 square feet, and food and beverage user Mango Mango Dessert has leased 1,323 square feet. Kevin Pelio of Azarian Realty represented both parties in the first set of lease negotiations. Pelio and James Azarian represented both sides in the second deal.

Sparta, N.J. — JLL has arranged a $21.5 million loan for the refinancing of Sparta Town Center, an 87,984-square-foot shopping center in Northern New Jersey. Anchored by Stop & Shop, the center was fully leased at the time of the loan closing to tenants including Lakeland Bank, Supercuts, Sports Care Institute, Spavia, Mathnasium and Anthony Franco’s Pizza. SRS Negotiates $17 Million Sale of Southern New Jersey Retail Property Leased to Best Buy
Deptford, N.J. — SRS Real Estate Partners has negotiated the $17 million sale of a 60,750-square-foot retail property in the Southern New Jersey community of Deptford that is fully leased to Best Buy on a triple-net basis. The electronics retailer has occupied the six-acre site for more than 25 years. Andrew Fallon and Rick Fernandez of SRS represented the seller, a Chicago-based private investment firm, in the transaction. The buyer was Agree Realty Corp.
Allendale, N.J. — Azarian Realty Co. has signed fast casual restaurant concept Primo Hoagies to a 2,008-square-foot lease at the 90,000-square-foot Allendale Town Center, located in Bergen County in Northern New Jersey. Kevin Pelio and James Azarian of Azarian Realty Co. represented the undisclosed landlord in the lease negotiations. Jason Brooke of MSC Retail represented the tenant. Primo Hoagies currently operates 85 franchised locations across seven states and is underway on expansion plans.
Hoboken, N.J. — Katz & Associates has arranged the $13 million sale of a 20,000-square-foot retail building formerly occupied by Bow Tie Cinemas in Hoboken, located across the Hudson River from Manhattan. Jonathan Greenberg of Katz & Associates represented the seller, Hoboken Theaters LLC, in the transaction. Jon Compitello and Dan Spero of JLL represented the buyer, Hoboken Grace Community Church, which will use the buildings as its new headquarters and community center.
Bridgewater, N.J. — Patio/outdoor furniture and accessories retailer Fortunoff Backyard Store will open a 9,400-square-foot retail establishment at Somerset Shopping Center in the Northern New Jersey community of Bridgewater. The tenant will backfill a space at the 219,000-square-foot center that was formerly occupied by Pier 1 Imports, which declared bankruptcy and began liquidating its stores in May 2020. Franklin Township, N.J. — Axiom Capital Corp. has arranged a $25 million loan for the refinancing of a 113,204-square-foot retail center in Franklin Township, about 40 miles south of Manhattan. Grocer ShopRite anchors the three-building property, with Wells Fargo occupying the other standalone structure. The nonrecourse loan carried a 10-year term and fixed interest rate. The borrower was not disclosed.
Cherry Hill, N.J. — Pennsylvania Real Estate Investment Trust (PREIT) has announced several new retailers and restaurants set to open at Cherry Hill Mall, located about 8 miles outside of Philadelphia in southern New Jersey. Upscale seafood concept Eddie V’s will open its first restaurant in the area this fall, while Marc Cain, a women’s apparel brand based in Germany, will join the lineup of soft goods retailers with a March opening. Other upcoming additions to the tenant roster include Warby Parker and Amazon 4-Star.
