Waco, Texas — Cove Capital Investments has completed the purchase of Parkdale Commons, a 191,559-square-foot retail center located in Waco, on behalf of the firm’s Cove Parkdale Commons Opportunity 62 Delaware Statutory Trust (DST). Hobby Lobby anchors the property, which is leased to tenants including dd’s Discount, True Value Hardware, Drug Emporium, 99 Cents Only, Clicks Billiards and Dickeys BBQ.

Flower Mound, Texas — STRIVE has brokered the sale of Cross Timbers Village, a 19,333-square-foot shopping center located in Flower Mound in the Dallas-Fort Worth area. Tom Thumb anchors the property, which was 100 percent leased at the time of sale. Other tenants at the center include Great Clips, Palio’s Pizza Café, New View Optometry and Happy Pediatric Dental. Hudson Lambert of STRIVE represented the seller, an undisclosed California investor, in the transaction.
Sugar Land, Texas — Moody Rambin has arranged a 3,900-square-foot lease at 13574 University Boulevard in Sugar Land, roughly 20 miles southwest of Houston. Brent Fredricks and Anthony Porraz of Moody Rambin negotiated the lease agreement on behalf of the tenant, MaiLilybelle Co. Brad Ryan and Geoff Bracken of Capital Retail Properties represented the landlord.
Richmond, Texas — NewQuest Properties has arranged the sale of a 15,750-square-foot retail property in Richmond, a southwestern suburb of Houston. The property, which was fully leased at the time of sale, represents Phase II of a larger project known as Commons at Harvest Green. Rick Ragan of NewQuest represented the buyer in the deal. Matt Berry, Drew Reinking and Robbie Kilcrease of CBRE represented the seller. Both parties were undisclosed limited liability companies.
The Woodlands, Texas —Kobalt Investment Co. has acquired Creekside Park Village Green, a 74,670-square-foot shopping center in The Woodlands, about 30 miles north of Houston. Built in 2014, the center was 88 percent leased at the time of sale to tenants such as Fielding’s Local, Crust Pizza, Levure Bakery & Patisserie, Club Pilates and Cyclebar.
Manvel, Texas — Gulf Coast Commercial Group Inc. has inked leases with two tenants, the first to sign on to the firm’s upcoming retail development in Manvel, roughly 24 miles south of Houston. Comprising 20,700 square feet, construction on the project is scheduled to begin this spring. Next Level Urgent Care will open a 3,000-square-foot location at the property, and dental practice Smile Professionals will lease a 2,500-square-foot space. Danny Miller of Gulf Coast represented the landlord in the lease negotiations. Alexander Frias of Phelps Commercial Realty represented Smile Professionals.
Weslaco, Texas — Texas Roadhouse will open a 7,926-square-foot restaurant as the anchor tenant at the Shops at N Bridge, a retail center currently under development in Weslaco, near the Mexican border. Garansuay Group broke ground on the development in June 2022. Other tenants will include Freddy’s Frozen Custard & Steakburgers, James Avery, Paris Bakery, Jeremiah’s Italian Ice, Juice US, Benjamin Moore Paints, Cita’s Boutique, Allure Nails & Spa and Stefano’s Brooklyn Pizza. Frisco, Texas — Universal Parks & Resorts has announced plans to open a new theme park on a 97-acre site in the northern Dallas suburb of Frisco. Universal, a division of Comcast Corp., also plans to develop a hotel at the site, which is located east of the Dallas North Tollway and north of Panther Creek Parkway. The property, which is an outparcel building to the 194-acre Glade Parks Town Center mixed-use development, was fully leased at the time of sale to Sleep Number, Salata, Jersey Mike’s, LoveSac and Total Men’s Primary Care. Houston — Six new tenants will join Montrose Collective, a mixed-use development located in Houston. Concepts coming to the property include restaurants Graffiti Raw and Picnik — opening this month and in the spring, respectively — as well as four fitness and beauty tenants. SISU, a med spa, will open in February. Studio BE, Glosslab and Skin Laundry will also open locations this year. Montrose Collective, which currently features 15 retailers and five restaurants, is 97 percent leased with full occupancy expected by the end of 2023.
