Nashville, Tenn. — BEB Lending has provided a $10.3 million loan to refinance South Plaza Shoppes, a 163,777-square-foot shopping center located in Nashville. The undisclosed borrower will use the loan to pay off existing debt. Proceeds will also be used for leasing costs and planned capital expenditures at the property. Sean Silverbrook and Zach Feldman of BEB represented the firm. This transaction represents BEB Lending’s first loan in Nashville and second loan in the state of Tennessee.

Brentwood Place Shopping Center

Brentwood, Tenn. — Regency Centers has acquired Brentwood Place Shopping Center, a 318,952-square-foot retail center located in the Nashville suburb of Brentwood. According to the Nashville Business Journal, the center sold for $118.5 million. The property — which is 95 percent leased — comprises more than 100,000 square feet of retail space. Retailers such as Nordstrom Rack, Total Wine & More, T.J. Maxx/HomeGoods and Golf Galaxy anchor the center. Memphis, Tenn. — Pickleball Kingdom, an indoor pickleball company, has announced its newest location in Memphis. The facility — which will span 42,300 square feet — will feature 17 professional-grade indoor courts. Additionally, the Memphis facility will offer youth programs, leagues, tournaments, community and corporate events and professional clinics. Pickleball Kingdom plans to open by summer 2025. Founded in 2022, Arizona-based Pickleball Kingdom is currently operating 350 franchises.

Sparta, Tenn. — Cooper Commercial Investment Group has brokered the $3.6 million sale of Taft Church Station in Sparta, located in the Nashville MSA. Built in 2004, the 18,700-square-foot shopping center was 85 percent leased at the time of sale. Tenants at the property include Fast Pace Health Urgent Care, Verizon Wireless and DaVita Dialysis. The center is shadow-anchored by Walmart. Dan Cooper of Cooper Commercial represented the seller, a Texas-based private investment group, in the transaction. The Tennessee-based buyer purchased the property with a 7.9 percent cap rate.

Goodlettsville, Tenn. — Dollar General plans to open approximately 575 new stores in the United States in its fiscal year 2025 (through Jan. 30, 2026). The Tennessee-based discount retailer will also debut 15 new stores in Mexico within that time frame. Madison, Tenn. — JLL has brokered the $9.8 million sale of Rivergate Square, an 81,935-square-foot shopping center located at 1584 Gallatin Pike North in Madison, a suburb of Nashville. Jim Hamilton and Brad Buchanan of JLL represented the seller, Albanese Cormier, in the transaction. The buyer was not disclosed. Rivergate Square was fully leased at the time of sale to tenants including Dollar General, Office Depot, dd’s Discounts and Jimmy John’s.

A 48,387-square-foot Publix anchors the property, which was 88 percent leased at the time of opening.
