Midlothian, Texas — Younger Partners Investments (YPI) has acquired Midlothian Towne Crossing, a 147,161-square-foot retail center located in Midlothian, roughly 25 miles south of Dallas. Kroger anchors the property, which was 99 percent leased at the time of sale. Other tenants include Ross Dress for Less, Burkes Outlet, JOANN Fabric and Crafts, Petco, Ulta Beauty and Famous Footwear. Out-lot parcels at the center feature restaurants including Chick-fil-A, McDonald’s and Chili’s.

Kyle, Texas — GBT Realty Corp. has announced plans for the development of a 42,000-square-foot shopping center in Kyle, approximately 20 miles outside Austin. A 23,250-square-foot Sprouts Farmers Market will anchor the property, which will be situated within the 2,200-acre Plum Creek master-planned community. Dubbed Shops at The Brick and Mortar District, the center will include an additional 18,500 square feet across three buildings. Dallas — TGI Fridays has announced plans to close 36 restaurants in markets throughout the country. The stores were designated “underperforming” in a press release issued by the Texas-based company. “We’ve identified opportunities to optimize and streamline our operations,” says Ray Risley, U.S. president and chief operating officer of TGI Fridays. Currently the brand operates more than 650 restaurants in 51 countries.
San Antonio — Emmer & Rye Hospitality Group will open a 40,000-square-foot culinary market within the Pearl mixed-use district in San Antonio. Dubbed Pullman Market and scheduled to open in spring 2024, the property will feature four full-service restaurants, as well as fast-casual concepts, an artisan butcher and fishmonger program, beer and wine, local produce and specialties and a seasonal bakery and fresh pasta program. Food-and-beverage concepts within the market will include Fife & Farro, Mezquite, Isidore and Nicosi.
El Paso, Texas — CBRE has arranged the sale of 5 Points Plaza Shopping Center in El Paso. The center, which comprises 23,300 square feet and was previously vacant for two decades, is currently undergoing renovations. Mexican restaurant Morra Mia will anchor the property beginning in the second quarter of next year. Rebecca Rojas of CBRE represented the buyer, an entity doing business as 2900 Pershing LLC, in the transaction.
Houston — Three food-and-beverage tenants have signed leases totaling 12,773 square feet at East River, a 150-acre mixed-use development currently underway in Houston. La Cantina by La Calle Tacos and Kyuramen will occupy 3,357 and 4,416 square feet, respectively, beginning summer 2024. City Cellars HTX will also open at the property next spring, in a 5,000-square-foot space. Midway is developing the project, and Parkway is the property manager.

Experiential concept Sloomoo Institute now occupies 23,000 square feet at the development, marking the fourth flagship venue in the country for the brand. Immersive Gamebox has also opened at the property within a 3,404-square-foot space, and Glownar Aesthetics has signed a 1,200-square-foot lease. Bolingbrook, Ill. — McDonald’s (NYSE: MCD) has announced plans to test CosMc’s, a new smaller format concept featuring a beverage-led menu with new food and drink items. The first location will open this month in the Chicago suburb of Bolingbrook, where the first McDonald’s franchise location opened in 1955. By the end of 2024, the company plans to open 10 pilot locations for the concept, with target markets set to include the Dallas-Fort Worth and San Antonio metropolitan areas. Houston and Frisco, Texas — Jewelry retailer Tanishq has opened two new stores in Texas totaling 8,800 square feet. The stores in Houston and Frisco comprise 3,800 and 5,000 square feet, respectively, and mark the second and third locations in the country for the brand. Tanishq also opened a flagship store in New Jersey in January.
Fort Worth, Texas — First Watch has signed a lease at Waterside, a 63-acre mixed-use property located in Fort Worth.
