Hawkeye INVSCO Sells Three-Property Retail Portfolio in Littleton, Colorado for $15.1 Million

Littleton, Colo. — Hawkeye INVSCO has sold a three-property retail portfolio in Littleton to an undisclosed investor for $15.1 million. Totaling 101,103 square feet, the portfolio includes Marketplace at Ken Caryl, Columbine Plaza and Marina Pointe Shopping Center. Marketplace at Ken Caryl comprises 47,606 square feet and was originally built in 1981. Columbine Plaza offers 33,947 square feet of multi-tenant space, and Marina Pointe Shopping Center features 19,550 square feet situated on 1.8 acres. Jon Hendrickson, Aaron Johnson and Mitch Veremeychik of Cushman & Wakefield represented the seller in the transaction.

The Picklr to Open 80 New Venues in 11 States

Kaysville, Utah — Utah-based indoor pickleball brand The Picklr will open 80 new venues across eleven states, including Arizona, Colorado, Florida, Georgia, Illinois, Minnesota, Nevada, Tennessee, Texas, Utah and Wyoming. The facilities will be opened in partnership with 13 new franchisees. “With seven corporate owned facilities, our first-mover advantage has undeniably led to a high level of interest from well capitalized candidates across the entire country,” says Scott Schubiger, chief growth officer of The Picklr.

Chicken N Pickle to Open Seven New Locations

Kansas City, Mo. — Kansas City-based Chicken N Pickle has announced plans to open seven new locations by the first quarter of 2025. Plans include locations in St. Charles, Missouri; Allen, Texas; Fishers, Indiana; Henderson, Nevada; Webster, Texas; Thornton, Colorado; and Parker, Colorado. Chicken N Pickle outposts typically comprise 32,000 square feet and feature a restaurant, sports bar, pickleball courts and yard games. The new openings will nearly double the brand’s footprint, which currently includes eight locations.

Colorado Springs, Colo. — Evergreen Devco has sold six retail parcels located at West Mesa Commons shopping center in Colorado Springs. Totaling 8.5 acres, the parcels are situated within a 51-acre mixed-use development project by Evergreen, which also includes an apartment community and townhome community. A 2,213-square-foot Starbucks Coffee occupies one of the parcels, and other tenants include a 5,606-square-foot Super Star Car Wash and a 5,533-square-foot Circle K. Denver — New tenants have signed leases totaling roughly 66,000 square feet at Shops at Northfield, an open-air retail center located in Denver, bringing the property to 96 percent occupancy. P.F. Chang’s, Bowlero, Sephora and a lululemon pop-up store are among the new tenants at the center, which comprises 769,359 square feet and was built in 2006. Stockdale Capital Partners is the landlord.

Tenants at the property, which was fully leased at the time of sale, include Chipotle Mexican Grill, Jimmy John’s, Advance Auto Parts, Massage Envy, The Joint and D1 Training. Los Angeles — Cal-Coast Development Corp. and Rescore Property Corp. are underway on the development of The Rise Koreatown, a 688,000-square-foot mixed-use project located in the Koreatown neighborhood of Los Angeles. Upon completion, the property will feature 363 apartment units and 52,619 square feet of retail space. Nadel Architecture + Planning is the architect for the project, the first phase of which was recently completed.
