Vernon Hills, Ill. — Pickleball entertainment concept Picklemall has signed a 46,000-square-foot lease in Vernon Hills, a northern suburb of Chicago. The facility, which will be located in a space formerly occupied by Toys “R” Us, is scheduled for completion in the first quarter of 2024. The flagship venue marks the first of 50 that are planned throughout the country over the next two years. Transwestern Real Estate Services (TRS) represented Picklemall in the leasing negotiations.

New York City — Tiger Woods and Justin Timberlake, in partnership with NEXUS Luxury Collection and 8AM Golf, have opened a 22,000-square-foot sports and entertainment bar between Bryant Park and Grand Central Station in New York City. Dubbed T-Squared Social, the venue offers Full Swing golf simulators, duckpin bowling, darts and more than 35 televisions for sports-watching, as well as food and beverages. ForrestPerkins designed the space, which features 24-foot open ceilings, a 32-foot bar, dining and lounge areas and a private event room.

Atlanta — Painted Hospitality will open two new eatertainment concepts in Atlanta. The first, Painted Pickle, is scheduled to open in December at Armour Yards. Totaling 32,500 square feet, the venue will feature indoor pickleball courts, one outdoor court, a stage for live music, other games and a food-and-beverage menu including small plates, salads, bowls, sushi, charcuterie boards, paninis, cocktails, craft beer and artisanal wine. Orlando, Fla. and Mount Pleasant, S.C. — Crush Yard will open two new pickleball clubs in Florida and South Carolina. Opening later this month, the first venue will total 40,000 square feet in Mount Pleasant, South Carolina. In November, a 50,000-square-foot facility will open in Orlando, occupying a former Bed Bath and Beyond building. The clubs will feature pickleball courts, as well as access to coaches. The South Carolina Crush Yard will also feature coffee from One Nation Coffee and beer from Holy City Brewing.

New York City — Newmark has secured a $90 million loan for the refinancing of a 181,000-square-foot shopping center located in Brooklyn in New York City. The center is leased to tenants including Whole Foods Market, Equinox, Chipotle Mexican Grill, Citibank and T-Mobile. Dustin Stolly, Jordan Roeschlaub, Daniel Fromm, Benjamin Kroll and Alexander Saslove of Newmark arranged the loan through Apollo Global Management on behalf of the borrower, a joint venture between Aurora Capital Associates, Midtown Equities and ACHS Management.

Fairview, Texas — Larks Entertainment has signed a 25,000-square-foot lease at Fairview Town Center in Fairview, with plans to open an entertainment center, cocktail bar and restaurant at the property. The venue is scheduled to open in December. Joseph Williams of The Woodmont Co. represented the tenant in the leasing negotiations, and Walt Davis of Lincoln Property Co. represented the landlord.

Frisco, Texas —Pickle and Social and Fairway Social will open within a dual-concept entertainment venue at Frisco Station, a mixed-use development currently underway in Frisco. Pickle and Social, a Competitive Social Ventures (CSV) brand, will offer both indoor and outdoor pickleball courts, as well as live entertainment, food and beverages and other games. Pigeon Forge, Tenn. — Kingsmen Xperience and Bright Play have announced plans for NERF Action-Xperience (NAX), an entertainment center that will total more than 29,000 square feet in Pigeon Forge. Scheduled to open next fall, the attraction will feature blaster battle zones, sports challenges and an obstacle course, as well as a food and beverage area and retail store. This marks the second location, with the first NAX center in New Jersey. NERF is a Hasbro brand.

Crayola Experience

Pigeon Forge, Tenn. — BrightColors LLC And partner Kingsmen Xperience Inc. have announced plans with Crayola to open a 30,000-square-foot Crayola Experience in Pigeon Forge. Upon completion, the indoor family entertainment center will feature 20 attractions and a retail store. The Pigeon Forge location marks the sixth attraction for the brand, which has opened others in Pennsylvania, Florida, Minnesota, Texas and Arizona. Four additional Crayola Experience locations will open over the next five years, the locations of which were not disclosed.

Greenville, S.C. — Three new-to-market entertainment concepts have signed leases at the $1 billion mixed-use redevelopment of Greenville County Square currently underway in Greenville. Pins Mechanical will open a 24,366-square-foot space, and Fairway Social and Agave Bandido will occupy 9,100 and 7,000 square feet at the development, respectively. RocaPoint Partners is the landlord and developer.
