Houston — Whitestone REIT has acquired Garden Oaks Shopping Center, a 107,000-square-foot retail center located in Houston. Aldi anchors the property, which was 96 percent leased to 19 retailers at the time of sale. Other tenants at the center include Planet Fitness and Dollar Tree.

Tucson, Ariz. — Prairie Hill Holdings has acquired Rillito Crossing Marketplace, a shopping center located in Tucson, for $27.5 million. A 96,424-square-foot Sprouts Farmers Market anchors the property. LA Fitness is also a tenant at the center, which includes an empty parcel that allows for up to 25,000 square feet of additional development and another undeveloped parcel situated at the entrance of the property.

Yuma, Ariz. — Sprouts Farmers Market will open a 23,228-square-foot store in Yuma, marking the second location in the city for the Phoenix-based grocer. In addition to the Yuma Foothills Sprouts store, the property will feature an additional 11,250 square feet of attached, inline retail space. The Spencer Cos. is the landlord and project developer. Regan Amato of JLL’s Phoenix office represented Sprouts in the lease negotiations, and Thomas J. Pancrazi of A.T. Pancrazi Real Estate Services represented The Spencer Cos. A construction timeline was not disclosed.

Stratford, Conn. —Atlantic Capital Partners has negotiated the $24.6 million sale of North Town Center, a 115,000-square-foot shopping center located in the southern coastal Connecticut city of Stratford. Big Y Supermarket has anchored North Town Center, which was 93 percent leased at the time of sale, since 2008. Other tenants at the property include X-Golf, Town Line Liquors and Town Fair Tire. Markets, AutoZone and Ross Dress for Less anchor the property, which is situated within the Citrus Landing shopping center. Braden Turnbull, George Mitsanas and Austin Ridge of Gantry secured the five-year financing through a life insurance company on behalf of the borrower.

Houston — Disney Investment Group (DIG) has arranged the sale of Presidio Square, a 189,338-square-foot retail center located in Houston. An 82,466-square-foot HEB store anchors the property. Other tenants at the center, which was leased to 30 retailers at the time of sale, include Family Thrift, AT&T, Subway, State Farm, Little Caesars, IHOP and Chase Bank. Wu Properties acquired the property from North American Development Group (NADG) for an undisclosed price. David Disney and Adam Crockett of DIG represented NADG in the transaction.
