Brandon Gayeski and Robert Edwards of Blue West Capital represented the seller, a Colorado-based partnership. The buyer was a 1031 exchange investor based in Colorado. The 2,340-square-foot property features a drive-thru and was constructed in 2020. Located at 4860 East 60th Ave., Starbucks Coffee occupies the property on a long-term lease.

Lakewood, Colo. — Blue West Capital has brokered the sale of a retail property located at 5807 W. Colfax Ave. in Lakewood, about 7 miles from Denver. A California-based family office sold the property to a California-based investor for $2.8 million. O’Reilly Auto Parts has occupied the property on a net-lease basis since 1998, with approximately four years remaining on its lease. Lafayette, Colo. — The Boulder Group has arranged the sale of a single-tenant retail property located at 825 U.S. Highway 287 in Lafayette, about 11 miles from Boulder. The building traded for $6.8 million. Tractor Supply Co. occupies the 21,930-square-foot building on a net-lease basis. Randy Blankstein and Jimmy Goodman of The Boulder Group represented the California-based 1031 exchange buyer in the transaction, while Andrew Bogardus of Cushman & Wakefield represented the undisclosed seller.
Denver — Monfort Cos. has completed the sale of 1946 Market Street, a 22,000-square-foot retail building leased to Dierks Bentley’s Whiskey Row in Denver’s LoDo neighborhood. Jim Blumenthal, a local real estate investor, acquired the property for $24 million. Brett MacDougall and Michael DeSantis of Unique Properties represented the buyer. Monfort Cos. and Riot Hospitality Group will continue to lease and operate the property, which recently underwent renovations that included a 6,000-square-foot addition.
Johnstown, Colo. — Buc-ee’s has unveiled plans to enter the Colorado market with a travel center in Johnstown, approximately 47 miles from Denver. The development — which will be the company’s first location outside of the South — is set to open in 2024. Located south of Weld County Road 48 and west of Interstate 25, the 74,000-square-foot property will offer 120 fueling positions and a store with snack, meal and drink options.
Denver — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged the sale of a 23,300-square-foot property occupied by Sprouts Farmers Market in Denver’s Green Valley Ranch neighborhood. Ryan Bowlby and Drew Issac of IPA, along with James Rassenfoss of Marcus & Millichap, represented the seller, Evergreen DevCo, and procured the buyer, Rustic Partners, in the deal. The grocery store anchors a new shopping center development located at the northeast corner of 56th Avenue and Tower Road.
Denver — Stockdale Capital Partners has acquired The Shops at Northfield, a 769,359-square-foot shopping center located in Denver, from QIC Ltd. The center is home to 20 restaurants and retail tenants including Super Target, Macy’s, Bass Pro Shops, Harkins Theatres, H&M and Nike. The property was developed in 2006 and is situated on 87 acres.
Golden, Colo., Charlotte, N.C. and Lithonia, Ga. — Marcus & Millichap has arranged the sale of three retail properties in Colorado, North Carolina and Georgia. Dispositions include an Advance Auto Parts location at 17151 South Golden Road in Golden, Colorado; a Dollar General location at 3708 Oakdale Road in Charlotte, North Carolina; and a Napa Auto Parts located at 7227 Covington Highway in Lithonia, Georgia. Colorado Springs, Colo. — NavPoint Real Estate Group has arranged the sale of Carefree Shopping Center, a retail property located at 3315-3541 N. Academy Blvd. in Colorado Springs. DCP Carefree sold the center to Alturas Real Estate Fund for $15.8 million. At the time of sale, the 126,471-square-foot property was 98 percent occupied by tenants including Family Dollar, Metro PCS, Human Bean Coffee, Pizza Hut and New Horizons Thrift Store.
