Binghamton, N.Y. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has negotiated the $14 million sale of Price Chopper Plaza, a 127,000-square-foot shopping center located in the upstate New York community of Binghamton. Regional grocer Price Chopper has been the anchor tenant at the center, which was 97 percent leased at the time of sale, since 1987. Other tenants include Planet Fitness, Big Lots and Dollar Tree. Jim Koury of IPA represented the seller and procured the buyer, both of which requested anonymity, in the transaction.

New York City — A joint venture between Union Investment and Nuveen Real Estate has sold 636 Sixth Avenue, a retail property located in the Flatiron District of Manhattan in New York City. The property totals roughly 18,300 square feet and features office space on the upper floors. The joint venture originally acquired the building in 2016 for the open-ended real estate fund Unilmmo: Global. The undisclosed buyer plans to redevelop the property.

Melville, N.Y. — A&G Real Estate Partners will market 296 Big Lots store leases for sale in connection with the retailer’s bankruptcy proceedings and restructuring. Columbus, Ohio-based Big Lots filed for Chapter 11 bankruptcy on Sept. 9 of this year to facilitate a sale of substantially all of its assets and operations to an affiliate of Nexus Capital Management. Big Lots has already received approval to commence a sale process of 144 store leases and will seek approval in the coming weeks for the sale process of the additional 152 leases. …

Poughkeepsie, N.Y. — CBRE has arranged the $34 million sale of Hudson Heritage, a retail center located in Poughkeepsie. ShopRite anchors the property, which totals 120,499 square feet. Other tenants at the center, which was 92 percent leased at the time of sale, include CVS/pharmacy, Starbucks Coffee, Chipotle Mexican Grill, AT&T, Jersey Mike’s Subs, Burger King and PulseMD. An entity doing business as EFG/Saber Heritage SC LLC sold the property to East Coast Acquisitions. Jeffrey Dunne, David Gavin and Travis Langer of CBRE represented the seller in the transaction.

Kingston, N.Y. — CBRE has brokered the $36.5 million sale of two properties situated within Hudson Valley Plaza, a shopping center located in Kingston. Lowe’s and Sam’s Club occupy the buildings. Both tenants have occupied space at the shopping center since 1996. Walmart and PetSmart anchor Hudson Valley Plaza, which totals 673,000 square feet. Jeffrey Dunne, David Gavin and Travis Langer of CBRE represented the seller, an entity doing business as United Hampshire US REIT, in the transaction.

Chase Bank occupies the single-tenant building, and the multi-tenant building is leased to Tile Shop, Carpet One and Hudson Valley Integrated Medicine. New York City — Fast-casual pretzel brand Wetzel’s Pretzels has opened a new kiosk within Macy’s at the Queens Center Mall in New York City. Wetzel’s Pretzels occupies 480 square feet within the store, including a baking kiosk and dry storage space. The unit is owned and operated by franchisee Ricky Alam, whose portfolio includes nine Wetzel’s locations in Southern California and four in New York and New Jersey. Wetzel’s celebrated its 400-unit milestone earlier this year.

New York City — State of Play Hospitality, an entertainment retail operator, has signed a lease at 31 Union Square West in New York City, with plans to open a Flight Club venue. Spanning 10,700 square feet on the ground floor and basement of the property, the facility will offer darts-focused games with food-and-beverage options. Scheduled to open in 2025, this marks the ninth North America location for the brand. Blue Water Grill restaurant previously occupied the space.

Tenants at the property, which totals 248,569 square feet, include The Home Depot, Stop & Shop, Old Navy and AT&T. The center was 99 percent leased at the time of sale.
