Charlotte, N.C. — Marcus & Millichap has arranged the $3.3 million sale of Big Blue Marble Academy, a net-leased childcare property located in Charlotte. Dominic Sulo of Marcus & Millichap’s Chicago Oak Brook office represented the seller, a New Jersey-based limited liability company, and secured the 1031-exchange buyer, a Chicago area multifamily LLC. Andrean Angelov and Ryan D. Engle of Marcus & Millichap and Benjamin Yelm, the North Carolina broker of record, assisted in closing the transaction.

Stream Realty Brokers $10.3 Million Sale of Charlotte Retail Center

Charlotte, N.C. — Stream Realty Partners has brokered the $10.3 million sale of 36 & NoDa, a 26,447-square-foot retail center located in Charlotte’s North Davidson (NoDa) neighborhood. AJ Capital Partners purchased the center from Ascent Real Estate Capital. Jared Londry and Alex Olofson of Stream Realty represented the seller in the transaction. 36 & NoDa was fully leased at the time of sale to tenants including Salud Cerveceria and Neighborhood Theatre.

Albemarle, N.C. — SRS Real Estate Partners’ National Net Lease Group has brokered the $2.2 million sale of First Street Station, a 52,230-square-foot, grocery-anchored shopping center located in Albemarle, about 40 miles east of Charlotte. New Bern, N.C. — JLL Capital Markets has brokered the sale of New Bern Marketplace, a 59,516-square-foot shopping center located in New Bern. Evans Best LLC acquired the property for $12.8 million. Harris Teeter shadow anchors the center, which was 81 percent occupied at the time of sale by tenants including HomeGoods, Bath & Body Works, Domino’s, Wingstop and Sports Clips. Providence Acquires 52,000-Square-Foot Parcel in Charlotte

Charlotte, N.C. — Providence Group Capital (PGC) has purchased 1420 South Mint Street in the South End of Charlotte. The 1.45-acre property comprises 52,000 square feet of buildings occupied by retailers and service providers. PCG will upgrade the property while continuing to manage and lease it. Providence Group Management Services will handle the day-to-day management of the property. PCG is additionally under contract to purchase three more properties in the first quarter of 2023.

Emerald Isle, N.C. — JLL has arranged the sale of Emerald Plantation Shopping Center, a 102,539-square-foot retail center located in Emerald Isle on the coast of North Carolina. Tom Kolarczyk of JLL represented the seller, Cameron Street Partners, in the $12 million transaction. Charlie Barzola of Eastern Commercial represented the undisclosed buyer. The shopping center, which is anchored by Food Lion, was 100 percent leased at the time of sale to tenants including Michelangelo’s Pizza, Shark’s Den Bar and Grill, Rucker John’s and Elly’s.
