Greenville, S.C. — Owings Mills, Md.-based Greenberg Gibbons has acquired Town N’ Country, a 263,490-square-foot shopping center in Greenville, for $23 million. The property was purchased through the Greenberg Gibbons Real Estate Income Fund, which was launched in March 2021 to acquire shopping centers throughout the East Coast, Southeast and Midwest markets. The seller was not disclosed. Town N’ Country was 98 percent leased at the time of sale to tenants including Belk, Hobby Lobby, HomeGoods, Ross Dress for Less, Staples, Ulta Beauty and Five Below.

Beaufort Station

Beaufort, S.C. — The Morgan Cos. has plans to develop Beaufort Station, a 200,000-square-foot shopping center in Beaufort. The firm acquired 31 acres for the project. The sales price and seller for the land were not disclosed. Construction is expected to start this quarter, with the project set for completion by the fall of 2023. Summerville, S.C. — Crosland Southeast has bought 23.7 acres for the first phase of One Nexton, a Publix-anchored mixed-use development in Summerville, roughly 24 miles outside Charleston. Daniel Pellegrino and Seth Clark of Bridge Commercial represented the seller, Brookfield/NASH, in the transaction. Publix anchors the center, which was developed by Stiles in 2019. Ani Paulson and Pearce Vogler of Marcus & Millichap represented the seller, an undisclosed private investor. The team also secured and represented the undisclosed buyer. Myrtle Beach, S.C. — Twin Peaks has signed a lease to open a new restaurant at Myrtle Beach Mall. United Development Co., owner and operator of Myrtle Beach Mall, arranged the lease for Twin Peaks. The restaurant will open in an 11,600-square-foot space and will feature a Topgolf Swing Suite, selection of arcade games, 32 beers on tap and 76 televisions. Tenants at Myrtle Beach Mall include AMC, Bass Pro Shops, Belk, Books-A-Million, Overstock Furniture and Chick-fil-A.

Mount Pleasant, S.C. — Cushman & Wakefield has brokered the $14.3 million sale of a 33,000-square-foot property formerly occupied by Regal Cinemas in Mount Pleasant, about 9.5 miles from Charleston. Nick Tanana and Brady Dashiell of Cushman & Wakefield represented the seller, Regal Cinemas, in the disposition of the property to Collett Capital. The site was marketed as a redevelopment opportunity.

North Charleston, S.C. — SRS Real Estate Partners has arranged the $7.6 million sale of a two-tenant, 65,000-square-foot retail property located at 7800 Rivers Ave. in North Charleston. The property is fully occupied by a 55,000-square-foot Hobby Lobby and a 10,000-square-foot Boot Barn. Matthew Mousavi, Patrick Luther, Britt Raymond and Kyle Fant of SRS represented the seller, an active developer in the Southeast. SRS also secured financing on behalf of the buyer, a New Jersey-based private investor acting in a 1031 exchange.
