The property includes 138,995 square feet of ground-floor retail space and 60,147 square feet of second-floor office space occupied primarily by West Clinic, a subsidiary of Baptist Memorial Health Services. Alcoa, Tenn. — SRS Real Estate Partners’ National Net Lease Group has brokered the $2.4 million ground-lease sale of an 8,354-square-foot restaurant at 1125 Franck St. in Alcoa, a suburb of Knoxville. The landowner and tenant, Texas Roadhouse Inc., sold the 2.4-acre site to an undisclosed investor based in Virginia. The newly constructed restaurant is set to open in September, and Texas Roadhouse is subject to a 15-year ground lease. Chattanooga, Tenn. — SRS Real Estate Partners has brokered the sale of East Ridge Crossing, a 58,950-square-foot, Food Lion-anchored shopping center in Chattanooga. Kyle Stonis and Pierce Mayson of SRS represented the undisclosed seller and Tyler Matthews of Austin Sumner Properties represented the buyer, Hancock White Columns, in the transaction. Built in 1988 and renovated in 2021, East Ridge Crossing was 91 percent leased at the time of sale. The property is situated about seven miles southeast of downtown Chattanooga and just west of Interstate 75.

Memphis, Tenn. — SRS Real Estate Partners has brokered the sale of Cross Creek Shopping Center, a 262,847-square-foot retail property in Memphis. A New York-based entity doing business as Allied Development of Memphis LLC sold the property for an undisclosed price to Aspen Real Estate. Kyle Stonis and Pierce Mayson of SRS’ Investment Properties Group represented the seller in the transaction, and Aspen was self-represented.
