The property is situated on 2.6 acres on the city’s southwest side. Tenants at the property include Cricket Wireless, H&R Block and The UPS Store. Joe Santelli of Marcus & Millichap represented the undisclosed seller in the transaction. The buyer was not disclosed.

Irving, Texas — STRIVE has arranged the sale of Irvingate Center, a 29,962-square-foot retail center located in Irving, roughly 14 miles outside Dallas. The property was 86 percent leased at the time of sale. Hudson Lambert and Jason Vitorino of STRIVE represented the Dallas-based seller and procured the buyer, a California-based investor, in the transaction.
Hutto, Texas — EVO Entertainment Group has signed a 53,300-square-foot lease at Townwest Commons in Hutto, with plans to open a cinema, bowling and entertainment venue at the property in 2024. Nathan Nickerson of Common Ground represented the tenant in the leasing negotiations and secured an incentives package with the City of Hutto. Josh Friedlander and David Meyers represented the landlord, NewQuest Properties, on an internal basis.
Arlington, Texas — Largo Capital has arranged a $2.8 million loan for the acquisition of a single-tenant retail property located in Arlington. A car wash fully occupies the newly constructed property on a 20-year lease. The borrower was an undisclosed private investor based in the Northeast.
Galveston, Texas — JLL has negotiated the sale of The Plaza at Galveston Island, a 151,905-square-foot shopping center located in Galveston. Built in 1970, the property was 84.5 percent leased at the time of sale to tenants including Dollar Tree, Ross Dress for Less, Five Below, Beall’s Outlet, UPS, AT&T and Whataburger. Ryan West and John Indelli of JLL represented the seller, Harold A. Clark & Co., in the transaction.
Dallas — Five new stores and restaurants are set to open at Galleria Dallas, a shopping center located in Dallas. Outdoor gear brand Cotopaxi has opened a location at the property, and H&M Home will occupy 7,500 square feet — in addition to the existing H&M store. Women’s clothing retailer Intimissimi has also opened a boutique at the shopping center, and restaurants North Italia and Salut Paris Bakery will open this fall and summer, respectively. Other tenants at the property, which was 94 percent leased at the time of sale, include Oscar Nail Lounge, Cookies by Design, Great Clips, Little Greek Restaurant, Frost Bank, Jersey Mike’s and Workout Anytime. Chris Gerard, Barry Brown, Erin Lazarus and Ben Esterer of JLL represented the undisclosed seller in the transaction. Head Capital Partners was the buyer.
Dallas — CTO Realty Growth Inc. has acquired Plaza at Rockwell, a 446,500-square-foot retail center located in Dallas, for $61.2 million. Situated on 42 acres, the property was 95 percent leased at the time of sale. Best Buy, Ulta Beauty, Dick’s Sporting Goods, JCPenney, Belk, Five Below and HomeGoods anchor the center.
Sugar Land, Texas — Vista Cos. has broken ground on Vista Sugar Land III, an 8,400-square-foot retail project that will be located on the city’s southwestern outskirts. The center is 83 percent pre-leased. United Constructors is the general contractor for the project, which is scheduled for completion in the fourth quarter of this year. Stellar Bank provided construction financing.
Fort Worth, Texas — Si Tapas will open a 4,275-square-foot location at Crockett Row, a 282,334-square-foot development in Fort Worth. Scheduled to open in fall of this year, the restaurant will offer classical and contemporary Spanish cuisine. Younger Partners is the landlord at the property.
