The retail space was built in three phases beginning in 2003 and is part of a larger 268,000-square-foot development. Built in phases between 2008 and 2013, the property was 93 percent leased at the time of sale to tenants such as 24 Hour Fitness, Total Wine & More, Best Buy, Five Below, Ulta Beauty, Chick-fil-A and Whataburger. Frisco, Texas — JLL has negotiated the sale of Westside Market, a 93,377-square-foot shopping center located in the northern Dallas suburb of Frisco. Built in 2017 and anchored by a Tom Thumb grocery store with a fueling station, the property was fully leased at the time of sale. Other tenants include Subway, Great Clips, Pure Barre, Today’s Vision, Aqua-Tots Swim School and Ideal Smile & Orthodontics. Chris Gerard and Ryan Shore of JLL represented the undisclosed seller in the transaction. Tabani Group purchased the asset for an undisclosed price.

Pasadena, Texas — NewQuest Properties has arranged the sale of Kroger Junction, an 80,748-square-foot shopping center in the eastern Houston suburb of Pasadena. The center’s namesake tenant operates a store that spans 45,528 square feet and also offers a fueling station. David Luther, Austen Baldridge and Dakota Workman of NewQuest represented the seller, an entity doing business as 2619 Realty Holding LLC, in the transaction. NewQuest also represented the buyer, Farah Investments LLC.

Mesquite, Texas — Weitzman has brokered the sale of a 73,872-square-foot retail building located on a 9.2-acre site at 3677 W. Emporium Circle in the eastern Dallas suburb of Mesquite. The undisclosed buyer will use the freestanding building, which previously housed an Academy Sports + Outdoors, as a showroom and warehouse for wholesale nail salon supplies. Cameron Mai of Weitzman represented the buyer in the deal. Mason Bishop of Transwestern represented the seller, a Houston-based partnership.
