Ryan Shore, Chris Gerard, Barry Brown and Jack Copher of JLL represented the seller, InvenTrust Properties Corp. Vista Property Co. acquired the property for an undisclosed price. Built in 2001, South Frisco Village has 28 retail suites. The property was 92 percent occupied at the time of sale by tenants such as Bed Bath & Beyond, Jo-Ann Fabrics, Buy Buy Baby and Painted Tree Marketplace.

Keller, Texas — JAH Realty has signed a 32,000-square-foot lease with Planet Fitness at Keller Crossing Shopping Center in Keller, about 17 miles from Fort Worth. William Rosatti represented JAH Realty and Tyler Grisham at Edge Realty Partners represented Planet Fitness in the transaction. Planet Fitness plans to open within the space next year, which was previously occupied by Stein Mart. Keller Crossing is co-anchored by Ace Hardware, Tuesday Morning and Big Lots.

Pasadena, Texas — NewQuest Properties has arranged the sale of Kroger Junction, an 80,748-square-foot shopping center in the eastern Houston suburb of Pasadena. The center’s namesake tenant operates a store that spans 45,528 square feet and also offers a fueling station. David Luther, Austen Baldridge and Dakota Workman of NewQuest represented the seller, an entity doing business as 2619 Realty Holding LLC, in the transaction. NewQuest also represented the buyer, Farah Investments LLC.
New Caney, Texas — Target will open a 136,000-square-foot store at Valley Ranch Town Center, a 240-acre mixed-use development located in the northeastern Houston suburb of New Caney. The Minneapolis-based retailer joins a tenant roster that includes Kroger, Burlington, Academy Sports + Outdoors, T.J. Maxx, Hobby Lobby and Cinemark Theatres. Karla Smith of SRS Real Estate Partners represented Target in the lease negotiations. Brody Farris represented the landlord, Signorelli Co., on an internal basis. The space is under construction, and a tentative opening date has not yet been established.
Katy, Texas — Weitzman has begun leasing Porter Lake Crossing, a 40,130-square-foot shopping center under construction in the western Houston suburb of Katy. Cornerstone Development Group is developing the project, which will consist of three multi-tenant buildings and a 6,000-square-foot pad site. Construction of the first building is expected to be complete next fall.
Merit Commercial Real Estate Breaks Ground on $500 Million Alsatian Oaks Master-Planned Community Near San Antonio
Castroville, Texas — Merit Commercial Real Estate has broken ground on Alsatian Oaks, a 435-acre, master-planned community in Castroville, a town adjacent to San Antonio. The project represents an investment of more than $500 million. When complete, Alsatian Oaks will include 950 homes, an amenity center, parks, bike trails and more than 400,000 square feet of restaurants, retail and medical office space. Mesquite, Texas — Weitzman has brokered the sale of a 73,872-square-foot retail building located on a 9.2-acre site at 3677 W. Emporium Circle in the eastern Dallas suburb of Mesquite. The undisclosed buyer will use the freestanding building, which previously housed an Academy Sports + Outdoors, as a showroom and warehouse for wholesale nail salon supplies. Cameron Mai of Weitzman represented the buyer in the deal. Mason Bishop of Transwestern represented the seller, a Houston-based partnership.
