John Owendoff of Cushman & Wakefield, in conjunction with Eric Robison and Catharine Spangler of Cushman & Wakefield | Thalhimer, represented the seller in the transaction. Michael Zelin and Marshall Scallan of Cushman & Wakefield will secure post-acquisition financing on behalf of the buyer. Built in 2015, Charter Colony was 98 percent leased at the time of sale to tenants including anchor Publix.

The freestanding store is leased to The Fresh Market. An entity known as 101 North A ST LLC acquired the property for $6.9 million. Mark Williford, Will Bradley, Peter Vick and Harrison Hall of Colliers represented the seller, an entity doing business as 1200 Huguenot Road LLC.
Virginia Beach, Va. — JFS Real Estate LLC has purchased Indian River Shopping Center, a 128,017-square-foot retail center in Virginia Beach, for $6 million. The property was fully occupied at the time of sale by tenants including Burlington, Food Lion, It’s Fashion and One Price Cleaners. Mike Zarpas of S.L. Nusbaum Realty Co. represented the seller, Earle W. Kazis Associates Inc., and Janet Whitbeck of Cushman Wakefield | Thalhimer represented the buyer in this transaction. Zarpas will also represent the new owner in repositioning the property.
Williamsburg, Va. — Broad Street Realty Inc. is set to acquire Midtown Row, a mixed-use property in Williamsburg, for $122 million. The firm plans to close on the acquisition from an undisclosed seller by the end of the second quarter. Midtown Row features 63,573 square feet of retail space, 630 beds of student housing and office space. The property is located adjacent to the College of William & Mary, less than one mile from Colonial Williamsburg and less than five miles from Jamestown, Yorktown and Busch Gardens.
New York City and McLean, Va. — Ares Management Corp. (NYSE: ARES) has acquired Capital Automotive LLC, a McLean-based firm that specializes in the sale-leaseback of car dealerships under new triple-net leases. Ares purchased the company through its alternative credit strategy division and real estate group for $3.8 billion. The seller was a private real estate fund managed by Brookfield Asset Management (NYSE: BAM). Capital Automotive owns more than 250 real estate assets in the United States and Canada that are structured under long-term, triple-net leases to various car dealers. …

Branch Properties will maintain minority ownership in the portfolio and will continue to handle management and leasing at the property level. Chesapeake, Va. — An affiliate of Klein Enterprises has purchased Towne Place at Greenbrier, a 76,500-square-foot shopping center located at 725 Eden Way North in Chesapeake, about seven miles from Norfolk. David Crotts of Institutional Property Advisors brokered the disposition of the property from Lingerfelt Commonwealth Partners. The center was 97 percent leased at the time of sale to 23 tenants including Jersey Mikes, Moe’s, Cox Communications, Pure Barre and Stretch Labs. Salem, Va. — A joint venture between Essential Growth Acquisition Properties and Viking Partners has acquired Spartan Square, a 180,346-square-foot shopping center in Salem, about 15 miles west of Roanoke. Will Bradley, Mark Williford, Peter Vick and Harrison Hall of Colliers represented the seller, an entity known as Spartan Square LP, in the transaction. The sales price was not disclosed.
