Heidenberg Properties Group Redevelops Two Retail Properties in Pennsylvania, Vermont

Hummelstown, Pa. and Berlin Vt. — Heidenberg Properties Group is redeveloping two retail properties in the midst of the coronavirus pandemic. The Closter, New Jersey-based owner and developer is working to redevelop Hershey Square Shopping Center in Hummelstown and Berlin Mall in Berlin.

Anchor tenant Kmart vacated 107,000 square feet within Hershey Square in March 2019. Heidenberg Properties has been underway leasing the space with 10-year leases to multiple tenants, including Planet Fitness, TJ Maxx, Big Lots and Five Below. Additionally, Chipotle Mexican Grill will occupy space at a new outparcel. New tenants are expected to open in spring 2021. Existing tenants at the property include Weis Markets, Panera Bread, Five Guys Burgers & Fries, Visionworks and Applebee’s. Provident Bank provided the developer with a $32 million loan to refinance its existing loan and build out space for new tenants.

Anchor tenants at Berlin Mall include Walmart, Kohl’s and Planet Fitness. According to Heidenberg Properties, inline tenants at the center were experiencing mixed sales results. Heidenberg partnered with Dousevicz Inc. to develop a 98-unit independent, assisted living and memory care seniors housing community on one of the mall’s outparcels. Furthermore, Heidenberg is in the process of obtaining a “New Town Center” designation at Berlin Mall to develop more retail, residential and office space.
