Emeryville, Calif.  — TMG Partners and Rockwood Capital have sold the Public Market Emeryville, a 270,000-square-foot mixed-use property in Emeryville, to Angelo Gordon and City Center Realty Partners. TMG Partners originally built the development in the late 1980s and recapitalized in 2003 with its current partner, Rockwood Capital. The property was most recently renovated in 2011 to include new retailers Urban Outfitters, Guitar Center and Hot Italian. Also added were outdoor seating and plazas, and green components such as an electric vehicle charging station. Public Market Emeryville was awarded the 2010 California Catalyst Communities Pilot Gold level designation and U.S. Green Building Council LEED ND Platinum designation. Angelo Gordon and City Center Realty Partners plan to develop an additional 800,000 square feet of new mixed-use space at the property. Nicholas Bicardo of HFF, along with Steven Golubchik and David Karol, represented the sellers in the transaction.
