by Abby Cox

Lodi, Calif. — Visintainer Group has brokered the sale of Vintner’s Square, a 183,195-square-foot shopping center located in Lodi, just south of Sacramento and east of San Francisco. The retail center was sold in a two-part transaction for $23.3 million.

The front portion of the property — which comprises two parcels occupied by Panera Bread and F&M Bank — sold for $8.3 million. The remaining portion of the center — excluding a site occupied by In-N-Out — traded for roughly $15 million.

Situated at the northwest corner of Lower Sacramento Road and Kettleman Lane, Vintner’s Square is part of a larger retail corridor anchored by Lowe’s, which was not included in the sale. The sold portions of Vintner’s Square total approximately 49,356 square feet and were 97 percent occupied at the time of sale. Tenants at the center include Chili’s, AAA Insurance, The UPS Store, Round Table Pizza and H&R Block.

Brett Visintainer and John Kourafas of Visintainer Group represented the sellers, an entity doing business as Geweke VIII, LP — which sold the smaller retail component — and Geweke VIII, LP and Geweke Family Partnership, who sold the larger component.

Jeff Lefko of Hanley Investment Group represented Lodi Exchange LLC and EP Winter Park LLC, the buyers of the larger portion of the property. Anna Winters of Colliers International represented F&M Bank, which purchased the smaller portion.

Since 2022, Visintainer Group has completed $32.8 million in commercial transactions in Lodi across four deals.
