Chicago — The Shops at North Bridge, a 678,000-square-foot retail center located along Chicago’s Magnificent Mile, is undergoing a $40 million renovation led by owner Pacific Life and property manager Centennial Real Estate. The multi-phase restoration will introduce a new street presence, hospitality-inspired interiors and a reimagined mix of retail and dining.
The redesigned entrance at the property will emphasize visual connectivity between Michigan Avenue and the interior retail environment, and will include updated tenant signage and architectural enhancements. Nordstrom’s flagship location will remain a central component of the design.
The property’s secondary entrance at Grand Avenue and Rush Street will also undergo upgrades, including an additional digital display, enhanced lighting, new finishes, improved wayfinding and a more visible tenant directory.
Interior improvements will include upgraded lighting; modernized digital directories; new flooring and finishes; and a future bar and lounge concept at the property’s central atrium.
Interior renovations will begin this month and will be followed by enhancements to the Michigan Avenue and Grand Avenue entrances. Completion of the exterior façade is anticipated for 2027. Retailers will remain open throughout the phased redevelopment process.
Tenants at the four-level shopping center include Eataly, Hugo Boss, Collars & Co., Sephora, Activate Games and Joe’s Seafood, Prime Steak & Stone Crab, among others.
The redevelopment team features ParkFowler Plus (architect), Preston Design & Construction Consulting, CBRE (leasing) and Bulley & Andrews (general contractor).
