Tenants at the property, which totals 133,000 square feet, include Ralph’s and Wells Fargo. Strategic Real Estate Advisors (SRA) is currently negotiating 27,000 square feet of leases at the property on behalf of the ownership. James Ruiz of Gantry arranged the 10-year, fixed-rate financing through a life insurance company on behalf of the borrower.

Casa Grande, Ariz. — SRS Real Estate Partners has arranged the $7.7 million sale of the former Casa Grande Mall in Casa Grande, roughly 50 miles outside Phoenix. Totaling 221,328 square feet, the property was formerly anchored by Kmart, Big Lots and a movie theater. Brian Polachek of SRS represented the buyer, Hinkson Co. LLC, in the transaction. Hinkson Co. plans to redevelop the property.

Romeoville, Ill. — PMAT Cos. has acquired The Shops of Romeoville, an 82,660-square-foot retail center located in the Chicago suburb of Romeoville. Tenants at the property, which was 65 percent occupied at the time of sale, include T.J.Maxx, Petco and Discovery Clothing. Since purchasing the center in December 2023, PMAT has renewed existing anchor tenancy and executed a new long-term lease with Ross Dress for Less.

Situated on 3.4 acres, the property was 67 percent leased at the time of sale to 26 tenants. Simon Grigoryan and Edwinn Bruchman of Marcus & Millichap represented the seller and procured the buyer in the transaction.

The site is located at the intersection of Grand Parkway and Champion Forest Drive. The property was fully leased at the time of sale to tenants including MOD Pizza, The UPS Store, Subway, Gleannloch Family Dentist, Smoothie King and Salons by JC.

Fayetteville, Ark. — Arkansas-based fast-casual brand Slim Chickens has signed a franchise deal for 12 units in the state of Pennsylvania. Plans include the addition of restaurants in the counties of Lancaster, Lebanon, Dauphin, York, Cumberland, Centre, Franklin, Mifflin, Juniata, Perry and Adams. PSMMSM PA Ventures, also a Dunkin’ Donuts franchisee, will own and operate the new units.
