McKinney, Texas — McKinney City Council has granted final approval for Long Branch, a $1.3 billion mixed-use development located at the northwest corner of U.S. Highway 75 and the future U.S. 380 bypass in McKinney, roughly 30 miles north of Dallas. Creation, in partnership with Horizon Capital Holdings and Vaulter, is the developer. The capital improvement program includes installing new monument signage and pylons, widening the main access point and updating the landscape design. Situated on 39 acres, the center is currently 85 percent leased to tenants such as Marshalls, HomeGoods, Ross Dress For Less, Michaels, Total Wine & More, Ulta Beauty, DSW and Daiso. Vincent O’Toole of Avison Young will lead leasing efforts for the property.

Bentonville, Ark. — Sam’s Club, a division of Walmart, has announced plans to remodel all 600 of its existing membership-based stores nationwide. As part of its long-term strategy, Sam’s Club will also open 30 new locations over the next several years while building a pipeline to begin opening 15 new clubs annually. Barclay Group Acquires Site in Nevada for $25.6 Million, Plans 400,000-Square-Foot Retail Center

Sparks, Nev. — Barclay Group has acquired a 46.7-acre site in Sparks for $25.6 million, with plans to develop the property into a 400,000-square-foot retail center. Dubbed Kiley Ranch Marketplace, the development will become the first new retail power center in Sparks since 2005. Phase I of the project is scheduled for completion in the fourth quarter of 2026. Shawn Smith and Sean Retzloff of Kidder Mathews represented both Barclay Group and the seller, KM2 Development, Inc., in the transaction. Kidder Mathews will also handle leasing for the project.

West Chester Township, Ohio — A partnership between Sansone Group and Clous Road Partners has broken ground on Village North, a 90,000-square-foot retail project in West Chester Township, approximately 17 miles north of Cincinnati. Upon completion, the 12.6-acre development will feature five buildings and be anchored by a 40,000-square-foot Whole Foods Market. Buffalo Construction is serving as the general contractor, and Cushman & Wakefield will manage leasing for the project. Village North is scheduled to open in 2026.
