Equitable to Develop 44-Acre Mixed-Use District in Smyrna, Tennessee

Smyrna, Tenn. — Equitable Property Co. has purchased 44 acres in Smyrna, with plans to develop a mixed-use district dubbed Sewart’s Landing. The project will comprise 250,000 square feet of ground-level retail space, in addition to two medical office buildings (MOBs) totaling 400,000 square feet; a 240-room hotel; and 75 for-sale townhomes. The groundbreaking is scheduled for next month, with completion of Phase I expected in the first quarter of 2025. Pinecrest, Fla. — Limestone Asset Management and Orion Real Estate Group have completed the $5 million renovation of Pinecrest Town Center, a 225,255-square-foot mixed-use property located in the south Miami suburb of Pinecrest. Renovations at the property, which features retail and office space, included upgrades to the façade and storefronts, the installation of impact windows, improved lighting and the addition of a rooftop parking area. Chicken N Pickle to Open 43,000-Square-Foot Venue at The Farm in Allen in Texas

Allen, Texas — Eatertainment concept Chicken N Pickle has broken ground on a new venue at The Farm in Allen, a 135-acre mixed-use project located in the Dallas suburb of Allen. Upon completion, the facility will comprise 43,000 square feet and feature indoor and outdoor pickleball courts, lawn games and a full-service restaurant. The opening is scheduled for early 2025. Other entertainment tenants at The Farm, which is being developed by JaRyCo, include High 5 and The Hub.

Staghorn to Open $250 Million Bourbon Distillery, Visitor Center Near Lexington, Kentucky

Lancaster, Ky. — Spirits company Staghorn is underway on the development of its first distillery, which will be situated on a 210-acre site in Lancaster, roughly 40 miles south of Lexington.  Dubbed Garrard County Distilling Co., the $250 million project will feature a 50,000-square-foot distillery, as well as two rickhouses and a visitor center with a tasting room and restaurant, with plans for up to 24 aging warehouses by 2030. The distillery is expected to create more than 60 permanent jobs and produce up to 150,000 barrels of bourbon each year.

Essex Capital, Ascend Property Group Break Ground on Front Row Mixed-Use Development in Huntsville, Alabama

Huntsville, Ala. — A joint venture between Essex Capital and Ascend Property Group has broken ground on Front Row, an 11-acre, mixed-use project in downtown Huntsville. The $220 million first phase of Front Row is now underway, following news last week that Banco Inbursa and a group led by Keel Point and Opportunity Alabama provided $115 million in construction financing. Lexington, Ky. — Cowgill Inc. has announced plans to develop a new, 44-acre mixed-use project in Lexington. Dubbed Hamburg East, the property will feature restaurant, hotel, apartment, retail and green space. Hamburg East will also include a 41-acre parcel that was acquired by the University of Kentucky in September and designated as the site of a new medical facility. Bentonville, Ark. — Walmart (NYSE: WMT) has announced plans to expand by more than 150 new stores over the next five years, both through new construction and converting existing buildings.  The first two stores under this initiative — both under the company’s smaller-format Walmart Neighborhood Market banner — are scheduled to open this spring in Santa Rosa, Florida, and Atlanta. Doral, Fla. — Codina Partners will add 25,000 square feet of retail space to Downtown Doral, the developer’s 250-acre mixed-use community in Doral. Established in 2005, the development features more than 40 existing restaurants and retailers, a cultural arts center, two charter schools and a government center. The new plans include the addition of 13 customizable retail units with a rooftop deck featuring amenities including pickleball courts. Plans also include 929 additional parking spaces.
