Hialeah, Fla. — Codina Partners has acquired a 15-acre parcel formerly occupied by Sears at Westland Mall in Hialeah for an undisclosed price. The site has been vacant since February 2020. The locally based buyer has formed a joint venture with Westland Mall owner, Centennial, to redevelop the site and add a mixed-use concept with a residential component. Centennial acquired Westland Mall from Starwood Capital in 2021. The shopping center comprises more than 300,000 square feet of retail space that is anchored by Macy’s, JC Penney and the former Sears site.

Lexington, Ky. — Lincoln Property Co. (LPC) and The Webb Cos. have purchased an 18-acre site in downtown Lexington. The partnership plans to develop a mixed-use project at the location. Upon completion, the development will feature residential, retail, hospitality and office space.
Onalaska, Wis. — Construction is underway on the redevelopment of a retail building formerly occupied by Shopko within East Towne Plaza in Onalaska. CORTA Development acquired the building last year and began construction in January. Completion of the redevelopment, which will include the addition of space for tenants Ulta Beauty and Five Below, is scheduled for completion before the end of the year. Mid-America Real Estate represented CORTA in the acquisition of the property.
Long Island, N.Y. — Regency Centers and Blumenfeld Development Group have announced plans for the 168,000-square-foot redevelopment of SunVet Mall in Long Island. Upon completion, Whole Foods Market will anchor the property, which will be transformed into an open-air shopping center featuring two junior anchors, as well as 53,000 square feet of shops and six outparcels. Regency will hold the majority interest in the joint venture and oversee leasing and operations at the center.
St. Augustine, Fla. — Bass Pro Shops has announced that it will open an Outdoor World store in St. Augustine, approximately 40 miles southeast of Jacksonville. Upon completion, the store will comprise 100,000 square feet and offer boating merchandise in addition to other outdoor gear and apparel. The opening is scheduled for 2024. This will mark the thirteenth location for Bass Pro Shops in Florida.

Houston — Hospitality group Noble 33 has announced plans to open two restaurant concepts at The Pavilion at The Allen shopping center in Houston. Toca Madera will occupy 11,103 square feet with a seat count of 393, and Meduza Mediterrania will comprise 9,732 square feet with a 289-seat occupancy. The openings are scheduled for this fall and early next year, respectively. Noble 33’s in-house design firm Monochrome Concept oversees both concepts. Abel Design Group will provide architecture and design services and Construction Concepts will handle construction of the restaurants.
Gaithersburg, Md. — WRS Real Estate Investments has successfully rezoned a 100-acre site in Gaithersburg that houses Lakeforest Mall. The Gaithersburg City Council approved the rezoning of the site for mixed-use as well as a sketch plan of the future development. WRS purchased the core of the 1.1 million-square-foot regional mall in 2019. In 2022, the developer purchased the mall’s remaining department stores: J.C. Penney, Lord & Taylor, Sears and Macy’s. Greenville, S.C. — Sprouts Farmers Market will open a 25,000-square-foot store at North Hills Shopping Center in Greenville. Originally built in 1975, the retail center is currently undergoing renovations including updates to facades, landscaping, patios, storefronts and parking lot repairs. Construction of the Sprouts is scheduled to begin this year, with the opening planned for 2024. This marks the second location for the brand in the Greenville market. Aston Properties is the landlord.
