El Segundo, Calif. — Oath Pizza will open a 799-square-foot restaurant within The Works shopping center in El Segundo. Scheduled to open Aug. 5, the location will mark the first in the state for the brand, which was founded in 2015. The El Segundo restaurant is the first of three locations to be developed in California by franchise group Brothers Empire. Brothers, comprised of partners Mandeep Singh, Kulwant Jafal and Garish Talwar, is also considering storefronts in Orange County and Carlsbad.

Atlantic-II_Delray-Beach-Fla

Delray Beach, Fla. — PEBB Enterprises and Banyan Development have started construction on Atlantic II, a 10-acre mixed-use project located in Delray Beach. Upon completion, which is scheduled for mid-2024, the development will feature a 10,000-square-foot, multi-tenant retail building, 100,000 square feet of self-storage space and a car wash outparcel. The outparcel is currently under contract for sale, and Paradise Grills has signed a lease to occupy 6,000 square feet in the retail building. Liberty Investment Properties, which develops self-storage properties, is partnering with the joint venture on the development.

Willow Grove, Pa. — The second phase of construction for Tilted 10, an entertainment complex totaling 103,000 square feet, has been completed at Willow Grove Park Mall, a PREIT property located in Willow Grove. Tilted 10, a Nickles and Dimes Inc. concept, features bowling, games, golf courses, a shooting gallery, bumper car rink and laser tag arena. A full-service taco bar is also currently underway at the location.

Treasure Island, Fla. — Marcus & Millichap has arranged the $5.9 million sale of Treasure Island Plaza, a 20,000-square-foot retail strip center located in Treasure Island in metro Tampa Bay. Built in 1981, the property was leased to 11 tenants at the time of sale. The buyer, an investment firm based in Miami, plans to redevelop the one-acre parcel into a mixed-use building with 40 residences atop 10,000 square feet of retail space. Evan Cannan and Reid Thedford of Marcus & Millichap’s Tampa office brokered the transaction.

DeBary, Fla. — St. Petersburg-based Mosaic Development LLC has purchased 13.1 acres of land in DeBary, roughly 23 miles north of Orlando, for the development of the first phase of a mixed-use project to be located immediately north of the city’s SunRail station.  Upon completion, the Main Street-style development will feature 500 apartment units, 40,000 square feet of retail space and a central park and community plaza. Gilbert, Ariz. — The Town of Gilbert, a suburb southeast of Phoenix, has approved the zoning request for a 311-acre mixed-use development called The Ranch. Indicap, Colmena Group and Langley Properties are leading the project and estimate development costs of more than $1 billion. Upon completion, The Ranch will offer 221 acres of light industrial space, 39 acres of commercial space, 39 acres of multifamily space and 16 acres of public green space. Hutto, Texas — EVO Entertainment Group has signed a 53,300-square-foot lease at Townwest Commons in Hutto, with plans to open a cinema, bowling and entertainment venue at the property in 2024. Nathan Nickerson of Common Ground represented the tenant in the leasing negotiations and secured an incentives package with the City of Hutto. Los Angeles — Cal-Coast Development Corp. and Rescore Property Corp. are underway on the development of The Rise Koreatown, a 688,000-square-foot mixed-use project located in the Koreatown neighborhood of Los Angeles. Upon completion, the property will feature 363 apartment units and 52,619 square feet of retail space.
